We will not be seeking at sign variance at this time. The signage shown in the concept drawings are placeholders. The signage will probably be one of the last things we finalize during the design process. We anticipate complying with the sign ordinance and filing an ADLS amend for the sign permit. Please confirm that is the correct process. In a somewhat related issue, the Stockbergers (owners of Miller Auto Care) have asked if they can add some lettering to their existing facility signage(see attached proposed clouded in blue) to help advertise their relocation. They are launching a new restoration/modification business that will be operating out of the existing building at 969 N. Rangeline Rd., which will happen prior to the new adjacent Miller Auto Care facility being completed/relocated. Do they need to go through a formal permit/variance process for this or is there something I can do to help them expedite as it's "temporary" in nature? But sign size is still an issue.The west facing sign now has red swirls that extend beyond the spandrel panel. I'm hoping they can remove these, but I don't know their take on it. The Miller Auto Care sign in the back also needs a variance for height, because it exceeds the spandrel panel height. So one additional variance for sign size could cover both of these signs. Let me know if you need anything else. FYI, I've received a comment from Carmel Water about meter sizing, materials,backlow, etc. That information won't be available until later in the design process. Thanks, Rachel Land Use: • The C2 District does not include Automobile Repair as a permitted use, thus, a Use Variance will be required, petition to be heard by the Board of Zoning Appeals. The Board does not meet in December, so it is most likely that petition public hearing will occur in January. For CRC projects, it is normal practice that DOCS waive the acreage fee that accompanies the normal Filing/Review fee for such. Process: • The C2 District requires a Plan Commission public hearing for Development Plan/ADLS petitions. This hearing would be via Hearing Officer similar to the recent Kent Building hearing in the DOCS conference room. Architectural: • Red color metal panel cladding—We like this color as an accent, but in the northeast corner of the building where it is carried all the way to the ground, it seems a bit out of place. Did you explore carrying the white color through in this area? This has been revised to include more white color facade and kept red as an accent color. See revised drawing A8. • Column details—vertical material changes can be challenging to execute, and the mid-column material change, from brick to siding, is not an acceptable material transition as proposed. Our recommendation is to complete the column(s) in brick, by carrying the brick to the edge of the garage door. This detail is proposed on both the north and south façade near Range Line, as well as the south façade near the office area. This has been revised per comment, see revised A7 Site: • Parking lot drive aisle widths—24' and one 23.9' is proposed, 25' is required These have been revised per comment, see revised C1.1. We will not seek a variance. o others are 36.6' on the south side of the building, 28' on the north side of the building o Variance will be required for drive aisle width unless they can be adjusted to meet the ordinance • Parking space size—9' x 20' —could go down to 9' x 18' to get more room for the drive aisles These have been revised per comment, see revised C1.1 Signage: We started to make some modifications in revised A6 per the comments below, but the final proposed signage won't be done until later in the design process. We will comply with the signage ordinance and file an ADLS amend for the sign permit if required. • Is there going to be more than one tenant? The way the signage is situated facing Range Line it looks like a second tenant would get a sign on the other side of the Miller name. • We would propose to change the design so that the Miller name is in the middle with two smaller rectangles/medallions on each side. Then the Miller name would have more prominence and it would not look like a second tenant sign will go in that other space. • CRC standards allow sign placement and number—so the signs in the back are ok and will not need a variance for total number of signs or signs not facing a right-of-way • However, City standards do apply to size and design.
