David can reach out to me if he has any questions. I had inferred from a previous conversation with you that the City recently installed new infrastructure around this site and that drainage should not be an issue. Now that we have a site plan, I wanted to run it by you to confirm. We are requesting a 62% lot coverage ratio, which we believe is in line with other similar lots and uses in the Old Town area. I have attached a mark up of what we plan to submit on Friday for our variance. Can you confirm that Engineering will be ok with this lot coverage ratio? <Site Plan Mark Ups for Revision 12.19.18.pdf <248 2nd St SW Aerial.pdf> David Leazenby Leazenby Companies 664 2nd Ave NE Carmel, IN 46032 317-294-5125 NOTICE: The information contained in this email and any document attached hereto is intended only for the named recipient(s). The proposed project falls in the incorporated area and MS4 jurisdiction of the City of Carmel. 2. The proposed project DOES NOT fall in a Carmel Wellhead Protection Zone. 3. The proposed project does fall in the Morrow-Follett Regulated Drain Watershed. 4. The impervious area increase is consistence with a residential house built on the existing residential lot in old town Carmel. 5. No permits will be required from our office for this project. Should you have any questions, I can be reached at 317-776-8495.
