Subject: RE: 248 2nd Street SW - Drainage
Good morning Angie,
I just spoke with Jeremy regarding this project and he said that, due to the lot coverage, we will need the lot to
contribute$6,000 to the thoroughfare fund or construct detention on the site. The City did just install drainage within
the alley behind this lot but that will not address the detention requirement. David can reach out to me if he has any
questions.
Sincerely,
Alex Jordan

Jeremy- another request regarding this lot... I had inferred from a previous conversation with you that the City
recently installed new infrastructure around this site and that drainage should not be an issue. Now that we have
a site plan, I wanted to run it by you to confirm. We are requesting a 62% lot coverage ratio, which we believe
is in line with other similar lots and uses in the Old Town area. I have attached a mark up of what we plan to
submit on Friday for our variance. Can you confirm that Engineering will be ok with this lot coverage ratio?

RE: Cohen Office Building
Dear Mr. Pleasant,
We have reviewed the use variance submitted to the Hamilton County Surveyor’s Office on
December 21, 2018, for this project and have the following comments:
1. The proposed project falls in the incorporated area and MS4 jurisdiction of the City of
Carmel.
2. The proposed project DOES NOT fall in a Carmel Wellhead Protection Zone.
3. The proposed project does fall in the Morrow-Follett Regulated Drain Watershed.
4. The impervious area increase is consistence with a residential house built on the
existing residential lot in old town Carmel.
5. No permits will be required from our office for this project.
Should you have any questions, I can be reached at 317-776-8495.
Sincerely,
Greg Hoyes, AC, CFM, CPESC
