It is currently zoned S-1 "Estate Residential" and that would mean on the available 13.91 acres there should be about 13 (or 14) nice homes on well landscaped lots, NOT TOWNHOMES (41 attached 3-story townhouses (95% of the total dwellings on that location)). This is triple the maximum zoned density! Townhouses do not fit the zoning (for S-1, S-2, or B-5 zoning districts), the Comprehensive Plan intent for West Carmel, or the surrounding neighbors. Instead, the City's main interest seems to be architecture and intensifying development. So, the DOCS and developers have begun to claim that the current Comp Plan does not apply to SW Carmel because it was excluded from the Land Classification Map (LCM) due to not having been annexed yet. SW Carmel is zoned the same as NW Carmel (S-1), and the City has made no effort in the 8 years since annexation to similarly include SW Carmel in the LCM. Come on Carmel, stop treating SW Carmel as an afterthought. th NO MORE TOWNHOMES in this area of SW Carmel. 106 Street and the surrounding infrastructure cannot handle this additional population (and unsightly 3-story eye sores)! Let’s keep the density at a suitable ratio and allow for the value of expansive green-space lawns of larger property single-family homes.
