These comments are addressed as follows. Corrections 1. You noted that water main has not been installed to this site yet. The construction of the water main along Cherry Creek Boulevard is currently under construction. We understand the proposed water for this site will not be able to connect until the water along Cherry Creek Boulevard is installed and approved to the connection point at the south end of proposed Larson Drive. Water and other improvements along Cherry Creek Boulevard south of this project are being completed as a City of Carmel project. These comments are addressed as follows. 1. C200 Site Development Plan: a. We have shifted the high point in our swale design to keep swale lengths at or below 300’ maximum. b. The proposed inlets around the vicinity of the pool deck are nyloplast inlets for minor drainage areas and are private. Therefore not maintained by the City of Carmel. The ssd other than under the curbs is now noted to be private in notes on associated sheets as well. c. As stated above, sub-surface drains not under curbs will be private and therefore we request to keep them as 4-inch diameter. d. We have extended the ssd under the swale all the way to the north and outlet at the existing basin. e. We have now noted for the ssd under the curb at the NE corner of the intersection of Antiquity Drive to temporarily tie into the curb underdrain to the south. This will eventually drain east with future development of road and tied into future curb inlets. 2. C202 Emergency Flood Route Plan: a. We have added pavement grades at the curb returns to the south to establish elevations for street ponding. We have eliminated flood route arrow that was shown east of this street because with future development this will not be the route this emergency flooding will take. 3. C600 Storm Plan and Profile: a. As stated above the ssd will be private but we have added structures where appropriate for access points and where two or more sewers converge. b. As stated above the ssd will be private and therefore request to leave as 4”. c. We have corrected the cover over Str. #877 by raising the street grade slightly. d. We have corrected the cover over Str. #880 by raising the top of casting and adjusting the swale grade to this inlet. These comments are addressed as follows. Alternative Transportation Review Comments (see sheet C201): 1. We have added an ADA ramp to the east at the NW corner of the intersection as requested. 2. We have added several bicycle parking spots along the sidewalk just north of the amenity building as requested. We have also added City of Carmel standard bicycle parking detail to this sheet. These comments are addressed as follows. Construction Plan Review Comments: 1. C100 Topographical Survey a. Construction limits have been expanded to encompass temporary staging area. 2. C201 Site Development Plan a. Additional ADA Ramp to the east has been added at the NW corner of the intersection as requested. b. We are proposing the 3 lines of ssd under a proposed mulch playground area to assist with drainage. 3. C302 SWPPP a. 2’ sumps have been called out on this sheet. b. The storm under Cherry Creek Boulevard has been added to the plans for the Cherry Creek Boulevard construction after coordination with the engineer and Jeremy Kashman. So this storm will be installed prior to the road being installed. 4. C303 SWPPP Specs a. Sump structure numbers have been added to post construction specifications as requested. 5. C401 Utility and Signage Plan a. As also stated in response letter to Crossroads Engineering, all proposed sub-surface drain that is not under the curb will be private for this development. We have noted as such on C200 under where we declare the storm sewers will be public. Therefore we request to leave these at 4” in diameter as they will not be maintained by the City. 6. C801 Construction Details a. We had to add the detail for sumped structures to sheet C800 since there was no more room left on C801 but its in the plans. Plat: Sheet 1 1. Docket No. 19010008 SP has been added to plat sheets. 2. This project site lies within the Neighborhood Residential Use Block. 3. Primary docket numbers updated as requested. 4. Source of Title has been updated per the Falcon Nest II purchase of the overall remaining Legacy development site. Sheet 2 1. The trees to the west of this amenity area were cleared with prior construction efforts as these were mostly ash trees. Therefore, there is no need for tree preservation west of this site. Sheet 3 1. The Ridge at Legacy Section 5 that is referenced in the legal is not yet recorded. Recordation information will be inputted prior to the recording of this amenity area plat. Construction Plans 1. C200 Site Development Plan a. We have included labeling of the Bike Promenade across the proposed right of way. b. We have included a separate exhibit for the future 12’ path extension to the north. c. There is no tree preservation area associated with this project. d. 10’ path along Cherry Creek Boulevard by others is now labeled. e. Floor plans and exterior architectural information for the building will be provided prior to building permits. f. Fence locations are labeled and details provided on sheet C201. 2. C201 Site Plan a. The Bike Promenade is now labeled across the proposed right of way. b. Bicycle parking and details have been added as required. 3. C802 Construction Details a. Street Cross Sections updated to current locations of paths and bike promenade is labeled. 4. C900 Landscape Plan a. There are no tree preservation areas associated with this site.
