HomeMy WebLinkAboutOpposed Petitions Signed_Guilford Park Neighbors_01-28-19 We, the citizens of the Guilford Park neighborhood of Carmel, Indiana, petition the Carmel Board of Zoning Appeals to deny a Special Exception Application to utilize the property at the address 11441 Scheel Ln, Carmel In 46032 (described as Guilford Park, Lot 54)for Airbnb use or any other short term residential rental use. When the residents of Guilford Park purchased their properties, they did not acquire just a structure. In addition to physical dwellings, they invested into a sense of safety, security, and peace of mind that living in the area zoned as residential should guarantee. They have chosen their location on the premise that it is and will always be surrounded by similar residential properties with a limited number of permanent dwellers and remote from any business. The property at 11441 Scheel Lane is centrally located and in extreme proximity to the adjacent neighbors. The constant presence of strangers and their cars parked along the street will undoubtedly affect neighborhood well-being and significantly bring down the values of the houses. The approval of said zoning exception will, in short, enrich the applicants at the expense of their 108 neighbors. The homes in Guilford Park are valued below median home value in Carmel, IN; in fact, no house in the neighborhood was ever sold higher than this value. Such situation draws investors and puts the residents at risk of losing their community as they know it: safe, children friendly, quiet, and not congested. When the Guilford Park residents purchased their properties, they have paid a premium for such qualities. Should the said exception be approved, not only these qualities will be lost, but also it would create a precedent for more short term rental businesses to come. With the concern about the future of our families, houses, and the neighborhood, we, the residents of Guilford park, therefore, urge the Carmel Board of Zoning Appeals to deny the zoning exception.
