The applicant seeks the following development standards variance approval: 1. Docket No. 18090011 V UDO Section 5.07.D.2 Building needs to cover at least 75%of lot's width; 34% proposed. The site is located at approximately 13315 N.Illinois Street. It is zoned MC/Meridian Corridor. Filed by Chris Winkle of Noah's Event Venue. Petitioner: Chris Winkle • The info packet explains our proposal • At this location, the Noah's Event building is not touching the street, but rather the building sits back and is behind the CMC building we are part of. The CMC covers the 75%lot width that is required. • Per UDO, if you are that far off from the street, you only have to be 3 stories high • We would lose parking spaces if we had to meet the 75%required width. Public Comments: None Department Report: Angie Conn: • The CMC business park is a platted subdivision that was platted in the early 2000's. • The CMC building contradicts to the Meridian Corridor standards • The petitioner is doing their best to fit the building on the site, accommodate for parking and drainage. • We recommend positive consideration for their variance request Board Comments: Brad Grabow: The Goodman Campbell building is currently under construction and is directly northeast of the Noah's Event Venue. Is the area north of the Petitioner's building mostly a parking field for Goodman Campbell? Angie: It's mostly use for parking and drainage. Chris Winkle: The detention pond is directly on the north side of our property line. There's also some mounding that separates both properties. Approved 1-0 1 BZA Hearing Officer Minutes 12-18-18
