CARMEL BOARD OF ZONING APPEALS FINDINGS OF FACT-SPECIAL EXCEPTION Docket No.: 18120014SE Petitioner: Feng Li 1. The approval of this Special Exception will not negatively affect surrounding property values because: (1)We only host Airbnb stays when we live on site.This allows us to monitor our guests coming into and out of our home. (2) Most of our guests use our place for sleep.We scrutinize and monitor who we would rent to and have had a very positive experience with our previous guests.They respect our house rules and neighborhood. (3)We are at home a lot and take care of our house diligently as every responsible homeowner does. (4) Airbnb carries a 1 million insurance policy to help offset an unforeseen accident, which could happen at any time and anywhere. (5) It would be comparable to having guests come in town and staying with you. 2. This Special Exception will be compatible with existing land uses in the neighborhood because: The property is currently being used for residence sleeping,eating,etc. and will continue to be used so. 3. Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception because: We are a family size of 3 and have only 1 sedan.We have a 2-car garage and the driveway fits 2 cars. On the days we have Airbnb guests over, it's typically 1-2 guests with at most 2 cars. We can easily accommodate this using the parking space on our property. The majority of our guests use our place for sleep— they leave early in the morning and stay out most of the time. DECISION Yes No: The Board has reviewed the requirements of UDO, Section 5.72 as they relate to this Special Exception, and does not find that those criteria prevent the granting of the Special Exception.
