We are NOT in support of the variance filing for Lot 274 (528 Terhune Lane) to decrease the side setback. When we built in this neighborhood, we understood that the 5 foot side setback was a necessary requirement. We believe in this minimum standard. The 5-foot side setback in both the City of Carmel ordinance (26.04) and the development ordinance (Z-533-11, Section 6.1) are defined to maintain the integrity of our neighborhood. Less than 5 foot setback will negatively impact the overall appeal of our neighborhood. This is important to us for from the stand point of property value, noise level, lighting for our required extensive side yard landscaping, and lighting for our homes. Anything less than a 5 foot side setback is also a potential fire concern. Please uphold the ordinance requiring the 5 foot minimum for a side setback.
