We are NOT in support of the variance filing for Lot 274 (528 Terhune Lane) to decrease the side setback. When we recently built in this neighborhood, we understood that the 5 foot side setback was a necessary requirement that was not negotiable. We believe this minimum standard continues to be necessary and should remain a non negotiable item. The 5 foot side setback in both the City of Carmel ordinance (26.04) and the development ordinance (Z-533-11, Section 6.1) are defined to maintain the integrity of our neighborhood. Less than a 5 foot setback will negatively impact the overall appeal of our neighborhood. This is important to us and other property owners from the standpoint of property value, noise level, lighting for our required extensive side yard landscaping, and lighting for our homes. Anything less than a 5 foot setback is also a potential fire concern. As a final point we would like to note that customers requiring larger homes than what fit on the Stableside lots have a choice of many other larger and wider lots in all other sections of Jackson Grant, or if they wish to build specifically with OTDG there are other OTDG neighborhoods nearby in Carmel and Westfield with larger and wider lots. There appears to be no reason to decrease the standard minimum side setbacks in this section of Jackson Grant when there are so many other lot options nearby that would hold a larger home.
