1 The approval of this variance will not be injurious to the public health, safety. morals and general welfare of
the community because:
—Increasing the impervious area from 4S to ahniit 50% will not adversely impart —
neighbors' homes because there is no encroachment of lot boundaries. The new
hurne fits very well on its site. Atso, arainage ptarls provide the same positive
results as they would at 45% impervious area.
2 The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because
_There is no lot encroachment, adverse drainage, or traffic changes. The single _
family home will be built to high standards that coordinate and contribute to the
-'overall architecture of the homes in this area. ---

3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
Jit makes it difficult to build a new single family homes to meet today's needs and
architecture for our clients. It also makes it difficult to create consistent architecture
—and design to reflect that of surrounding new homes. —
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No 19010005V is granted, subject to any conditions stated in the minutes of this Board.
