Below please find our comments regarding the plans provided on 11/15/18: 1. Please label these plans as mass grading on the cover sheet. 2. Please show all initial storm water controls on C2.0 or provide a note stating that all controls shown on C4.0 must be installed prior to demolition. 3. Will the existing curb cut off 96th Street be removed with this project? If so, please show it to be saw cut and removed and provide a request letter to our office requesting permission from the Board of Public Works and Safety to vacate the curb cut. 4. Please turn the silt fence into the site on both sides of the construction entrance. 5. Will the existing easement on the property be vacated? 6. Please place a check dam in front of the end section in the proposed basin. 7. Please provide a check dam in front of the pipe in the northwest corner of the site that will be picking up runoff. 8. Please extend the construction entrance to be 150' long. 9. We would like for the underground detention and water quality unit to be removed from the set of plans until further detail is provided on the site infrastructure (i.e. building footprint, parking lot, etc.). 10. After reviewing the drainage report for Lake City Bank, it appears additional detention was planned for the western portion of the site, including the 96th Street right-of-way. Furthermore,the proposed basin map for the Lake City project does not include the southwest basin.Additionally, it appears from historical aerial photography,the northwest basin contained a detention area. In light of this new information our previous correspondence regarding no additional detention for the western basins will not apply to the site.The drainage areas that were not included in the Lake City Bank project will need to meet our redevelopment policy release rates where the proposed 100 does not exceed the existing 10 year and the proposed 10 does not exceed the existing 2 year.These rates must not exceed the existing discharge rates from the existing drainage areas.The drainage area that was accommodated by the Lake City detention does not require further detainment as long as the curve number is not exceeded. 11. Water quality will need to be provided per our standards for all drainage basins not accommodated for by the Lake City project. Please let us know if you have any questions.
