I have reviewed the drawings and offer the following comments: URBAN FORESTRY REVIEW COMMENTS 1) Please label the location of where the tree protection fencing will be placed on the landscape plan and coordinating construction documents. I have attached our city approved detail for you to use, but the one you have is fine. I don't see any location or labeling for the tree protection fencing on any of the construction plans. Getting the fence up before anything else is recommended. It is important that this office be made aware of modifications made on the plans being re-submitted, particularly if any such changes are considered new or fall outside of our previous reviews. Please illustrate how these revisions will be addressed, including changes resulting from Plan Commission,Special Studies or other committee meetings by letter or revised plan. Below is one suggestion (Option A) for drawing up the "replat". I think it will need to be a Primary Plat Amendment petition, if you are going to be adding lots and/or square footage to an already existing plat, though. This Primary Plat Amendment would allow the additional land to be pulled into the North American Park Subdivision Plat (and also remove part of that platted lot from the Lake City bank parcel, to clean that up.) (I think the North American Park plat does have covenants and restrictions,though, but I am not sure if they are active or not.) Or, Option B (attached) could be to remove any of your land from the North American Park plat(marked up PDF attached), so that that land becomes parcels of land that you would show as part of an overall DP—Development Plan for the whole of 421 Crossing, and those can be parceled off and sold off later(without having to plat them). I think this would also have to go through the process as a PP Amend. ...Did you have any more options you were looking at? I think you might have filed the wrong application type, so before we issue a docket no. for the Secondary Plat/ Replat application you filed, I have a few questions/comments for you. And, if you can let me know the end result of what you are trying to achieve with the 'replat', then we can direct you to the proper application and review/approval route. 1 Were you aware that a portion of the subject Estes site is already a part of the North American Park subdivision (and that the rest of the subject site is just metes and bounds parcels? (Please see attached image) Were you aware that Lake City Bank never finalized their Secondary Plat petition (docket no 15030019 SP)? I think you might have to go through the Commercial Subdivision process and file a Primary Plat Amendment application, first/instead. (Or, if you are not looking to plat lots, and are just looking to create `outlots' of parcels of land, then we can look at some other options.) Thanks!
