1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
This request is to add an additional 462 square feet of lot coverage.
This is in the rear of our property, Drainage, safety, morals and general warefare
are not impacted by approval of this project.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
Investment in the address of the petitioner will raise the value of this
property and also increase values of adjacent properties. Additionally
the scope of this project
3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
Strict adherence to the Unified Ordinance impedes my family from fully using our home and property
to the full extent of our wishes. We purchased the home due to the size and location as perfect for
our retirement, close to kids and grand children. Our project enhances a safe environment for entertaining.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. 1020006v is granted, subject to any conditions stated in the minutes of this Board.
