GRADING NOTES
The project proposes a new 13,000 sf ± gymnasium and STEM learning building to the existing Play School site
with associated road, sidewalk, and playground hard surface. This project is located at the southwest corner of
the intersection of Equality Blvd. and Community Drive in Hamilton County, Indiana. The entire Play School
property totals 2.01± acres; however, the proposed construction activity associated with the building, hard
surface, and landscaping will be disturbing approximately 1.7± acres. The site lies within the Legacy Planned
Development with the storm water management being master planned and approved in October, 2012, to
include storm water detention and post construction stormwater quality BMPs. The Play School site lies within
the watershed area of Basin 122 with an allowable Post-Developed CN=94 and Tc=5. The proposed
improvements to the existing Play School site increase the composite CN value to only 87 with a TC of 8.4
minutes (storm system TC). Therefore, the proposed stormwater discharge from the developed site will be
substantially less than the allowable discharge approved as part of the Legacy Development master plan.
Storm water runoff from the proposed construction activity associated will be collected via existing storm water
catch basins with sub-surface storm sewer pipes routed to the existing detention swale located south of the
subject site. Storm water is conveyed to the East into a constructed wetland BMP "CW1" and subsequently into
detention area DD10.
Post Developed release rates: 2yr = 6.57cfs; 10yr = 9.87cfs; 100yr = 13.91cfs
DRAINAGE SUMMARY
GENERAL NOTES
MINIMUM FLOOD PROTECTION GRADE &
LOWEST ADJACENT GRADE DEFINITIONS
We have shown multiple top-of-curb grades along Equality Blvd. The lowest of each is 754.45
(Community Drive T.O.C.). The 100-year base flood elevation of the White River is 751.57
(NAVD 88); 752.00 (NGVD 29) based on the published FEMA FIRM maps. We have set the
F.F.E. at 15" above the Equality Blvd. grade, which is 755.70 (matches existing building F.F.E.).
The local flood overflow route for the storm inlets is 754.69. One foot (1') above that would also
coincide with an MLAG of 755.69. Therefore the MLAG/MFPG has been set at 755.70'.
The conversion equation from NGVD to NAVD datum is: NGVD - 0.43' = NAVD.

"BROOM CLEAN" AND FREE OF SOIL OR AGGREGATE THAT MIGHT BE BROUGHT OFF-SITE.
DEPENDING ON THE CONSTRUCTION SEASON, MOISTURE CONTENT AND PROPERTIES OF THE SOILS ON SITE,
CHEMICAL MODIFICATIONS AND/OR LIME STABILIZATION MAY BE REQUIRED. SEE SHEET C9.0 FOR SPECIFICATIONS.

MATERIALS, ETC. NO OFF-SITE BORROWS OR STOCKPILES WILL BE NEEDED FOR THIS PROJECT.
