Additional improvements to the project site will include the associated drainage,arkin sidewalk and utility infrastructure. This project lot is specified as "Lot P I parking, ty P I P 4 of Cannel Science 8 Technology Park" and is located at the southwest corner at the end of Lakefront Court cul-de-sac in Hamilton County,Indiana. The entire lot totals 2.433 acres' however, theproposed construction activity associated with the Y building, hard surface, and landscaping will be disturbing approximately 2.0t acres. The site lies within the Carmel Science 8 TechnologyPark - Block 11 with the storm water management being master planned in 2005 b The Schneider Corporation and 9 9 P p approved in October, 2006, to include storm water detention and post construction stormwater quality BMPs. The Dermatology, Inc. site lies within the watershed area of Basin 603 with an allowable Post -Developed V=0.90 and Tc=5. The proposed improvements to the existing 2.43t acre subject site increase the composite's' value to only 0.44 with a Tc of 16 minutes (storm system Tc . Therefore the proposed stormwater discharge from the developed site will be substantial) less than the allowable Y P P 9 P discharge approved as part of the Carmel Science 8 Technology Park - Block 11 master plan. It should be noted that there is no off -site or upstream acreage discharging onto the subject site. Storm water runoff from the construction activity associated will be collected via a new on -site storm water catch basins proposed Y ne and existing sub -surface storm sewer pipes which are conveyed to the existing detention pond (Lake #3) located just east of the subject site. The post -developed storm water runoff will travel through a proposed on -site downstream defender stormwater quality unit and will also pass through an existing AquaSwirl stormwater quality unit before entering the existing wet detention pond. Post Developed release rates (prior to detention): 2yr = 3.06cfs; I Oyr = 4.71 cis; 100yr = 6.77cfs MINIMUM FLOOD PROTECTION GRADE & LOWEST ADJACENT GRADE DEFINITIONS There are multiple top -of -curb grades along the property frontage and Lakefront Court that range from 840.47' to 842.80'. The lowest of each is 840.47 (Lakefront Court T.O.C.). The 100-year stage elevationof the downstream master planned wet detention and which does not come into la is 836.0' AVD 88 based on P P play, � ) the Schneider Drainage Report/Calculations published in 2005 (approved October, 2006). The minimum F.F.E. should be at least 15" above the Lakefront Court T.O.C. grade, which would be 841.72'. The local flood overflow route for the storm inlets is 844.20'. One foot (I') above that would also coincide with an MLAG of 845.20'. Therefore the MLAG/MFPG has been set at 845.20'. The finished floor elevation or lowest building entry elevation shall be no less than 6 inches above finished grade around the building. The proposed F.F.E. has been set at 845.70, which meets the MLAG/MFPG requirement. GRADING NOTES 1. ALL CONSTRUCTION METHODS AND MATERIALS MUST CONFORM TO CURRENT STANDARDS AND SPECIFICATIONS OF THE FEDERAL, STATE, COUNTY, CITY OR LOCAL REQUIREMENTS, WHICHEVER HAS JURISDICTION. Ln 2.
