Please provide a north arrow and a scale on the plans. 2. Due to the lot being over the allowable lot coverage, either detention will need to be provided on the lot or a $6,000 commitment will need to be made to the alley fund. 3. Please provide the minimum flood protection grade and minimum lowest adjacent grade for the home on the plot plan. 4. Please provide the finished floor elevation of the home on the plan. 5. Please show all existing and proposed easement on the lot. 6. Please show all existing and proposed utilities. 7. The portion of the driveway within City right-of-way must conform with standard drawing 10-21A. Please provide this drawing on the plans. 8. Please show the location of any proposed surface drainage swales. 9. Please show the location of the sump discharge and the roof drains.These both must discharge 25 feet from any property or easement line. 10. In my March 7 email, below, I listed what we need from you and/or the land owner(beside the tree preservation aspects):a proposed site plan,the proposed front/east building facade architecture,and the proposed north/right elevation architecture... "Some additional items the Director needs from you are: a tree preservation plan (the City Forester is going to do a site visit today),a proposed site plan,the proposed front/east building facade architecture,and the proposed north/right elevation architecture. While replacement value is one of the criteria considered in a demolition request,another consideration is how the structure contributes to the overall character of the area, its significance. I understand the plans sent may need to be revised or a variance sought, but the intent shows the replacement value exceeds existing value. This house needs to go ASAP. Its been cleaned out and utilities disconnected and neighbors complaining. Let me know what else we need to provide. The property owner has hired Old Town to build them a new home,but hired their own contractor(Elevation) to provide demo services on their property. The home plans are not finalized so we are not ready to file the SDR application for the plans. However, the client would like to proceed with demolition since the home is unoccupied and in an advanced state of decay. The replacement value of the new structure will be over three times the value of the existing($250k vs. $750k+ for the new structure) and the conceptual floor plans are attached for your review. The property is not listed on the new Ruskinarc inventory of significant structures which largely due to the fact that its a poorly executed 90's remodel with vinyl siding and windows. Please let me know what additional information you require in order to release the demo permit. The property owner has hired Old Town to build them a new home,but hired their own contractor(Elevation) to provide demo services on their property. The home plans are not finalized so we are not ready to file the SDR application for the plans. However, the client would like to proceed with demolition since the home is unoccupied and in an advanced state of decay. The replacement value of the new structure will be over three times the value of the existing($250k vs. $750k+ for the new structure) and the conceptual floor plans are attached for your review. The property is not listed on the new Ruskinarc inventory of significant structures which largely due to the fact that its a poorly executed 90's remodel with vinyl siding and windows. Please let me know what additional information you require in order to release the demo permit.
