We might be able to review and approve this proposal administratively, but I will need some additional info first: design details about the generator,the proposed location, the screening of it(with fence, wall, landscaping, etc.), if any landscaping is affected/removed, if any landscaping will be added around it, etc. Also, I think we still ask for a Level 2 sound attenuated enclosure, housing the generator. Also, maybe photographs of the site, as well as a copy of the engineered site plan or landscape plan, will help, too. I have attached a mark-up sketch of the 2013 approved site plan showing that the proposed driveway to 116th would be right-out only, and the proposed parking area reduced a bit on the west. I have attached copies of two of the final letters we received. I assume that the proposed changes I marked would be amenable to the city, but would like your input. I also assume that there have been no significant regulation/ordinance changes that would require an overhaul of the design (even though I know that the approvals have expired and we would need to go through your review and permit processes again). The range would be$1,044(plus 138 per acre), down to$694(plus$67 per acre). The petition type will also dictate the filing deadline and the Plan Commission meeting date. Also, in lieu of a road impact fee, it is more of a requirement you have to comply with the Comprehensive Plan's Transportation Plan, as far as installing (or paying for) road improvements, and this includes path, right of way dedication, street trees, etc.The Engineering Dept will need to see your estimated cost of construction of these road improvements. You will work mostly with Jeremy Kashman and his team on that, but that is also part of the Plan Commission ADLS process. It is a good idea for you to set up a pre-filing meeting with Rachel Keesling in our office, and she can let you know what approval route you will need to take. She will also speak with you about the parking regulations for parking space sizes and drive aisle widths, as well as the required perimeter and internal parking lot landscaping regulations,and anything else the Zoning Ordinance covers. I would want to plan off of it for this sites landscape requirements first, but if we cannot find any landscape plans for this site, then my requirements will be ZO ch 33.05.A (attached).This would be a level 'C' for the width of the construction area along 116th Street. Your site plan shows a 60' greenbelt, any existing quality trees can count toward the landscaping requirement of the level 'C' bufferyard. In general without inspecting the site, 0-6" trees can count as 1 tree, >6-12" = 2 trees and so on every 6". However, google streetview seems to show the site not matching the plans existing trees locations and count. ---So you will need a level 'C' bufferyard landscaping along the width of the construction. You mentioned new parking spaces is about+26%; is the expanded impervious surface still less than 35%?
