HomeMy WebLinkAboutPope Project Scope FinalTuesday, February 26, 2019 Project Scope - Pope Residence General -This scope incorporates the architect’s project as designed, but supersedes any detail given in notes of existing plan -The approx. 2400 SF brick ranch home at 4601 E 116th St. in Carmel, IN will undergo extensive changes to the exterior elevations and interior layout, including new roof elevations, chimney design, new deck and pergola, open concept floor plan in main living area, new master suite, and updated bedroom/bathroom layout. The new design also includes a new 676 SF detached garage (if elected). The mechanical features throughout the house will be updated and it will be connected to city water, sewer, and gas. Existing Home (Demolition and Debris Removal) -Remove existing landscaping near home as needed for removal of sidewalk, entry patio (north side), and concrete patio and sun room (south side) -Remove gable roof structure, windows, interior wall finishes, exterior brick, exterior walls of sunroom -Remove all existing insulation in attic -Remove all interior finishes, drywall, and insulation as needed for new framing layout -Remove all light fixtures, existing wiring in attic, main floor, and basement as needed for new electrical layout -Remove all supply water lines and Drain/Waste/Vent as needed for new plumbing layout -Remove brickwork as needed around window and door openings to suite new windows and exterior doors 1 Tuesday, February 26, 2019 -Remove all windows and doors -Remove existing garage slab and sub aggregate down to footings -Remove existing roof system as needed to complete new rood elevation changes -Roll Off style dumpsters are included for debris removal Lot Conditions -Underground utility locates -Silt fencing along 116th St. Permits and Construction Waste Management -Building Permit including mechanical, electrical, and plumbing -Water and Sewer permits -Construction debris/trash removal, temporary power for construction of home and Port-O-Jon Foundation -Once excavated, inspect existing block foundation and footers along south side of garage @ garage opening. Form up, pour new footer and lay block foundation wall for the finish of existing garage area -(If garage elected) Remove existing concrete/asphalt as needed. Excavate, forum up, pour footers, and lay block for new detached garage foundation. -Inspect existing block foundation walls around house and repair as needed Wood Framing -(Basement) Existing wood framing stays as is, unless otherwise directed by homeowner -(Main Floor) Existing framing on main floor to be amended per the design -Structural beams and elements to be added per the engineers design 2 Tuesday, February 26, 2019 -Replace any wall framing members as needed due to unseen features such as rot/ pest damage -Visually inspect and Replace subfloor as needed due to age or demolition -All walls to be 2x4 or 2x6 framing @ 16” centers (per plan). All exterior wall sheathing to be 7/16” OSB and fastened every 8” vertically with minimum 8D nails -Load bearing window and door headers to constructed using double 2x10’s, or LVL material as directed by plans -Roof and rafter system to be removed as needed to complete elevation and pitch changes. Deck and Pergola -Installation of new concrete piers per deck plan. -Installation of new treated deck and pergola using 2x material for framework and 5/4 decking per plan. -To be stained/painted once all treated material has cured. Water -Existing well to be abandoned/capped per City/County specifications -New water line to be run on north side of house from City of Carmel connection and stubbed into crawl space for incoming supply connection Sewer/Septic -Existing septic system on south side of house to be abandoned/capped per City/ County specifications -Existing septic tank(s) to be dug up and removed completely to make way for garage foundation and other features per plan -New 30”x96” pressure sewer station, with location TBD, to be installed on north side of house with sewer lateral extended into crawlspace for connection to PVC drain piping. 3 Tuesday, February 26, 2019 Gas -Existing propane system to be abandoned/removed. -Vectren to supply and install new gas line from utility connection at street to new gas meter location on NE corner of house. -All new gas lines to be installed by plumber to feed existing furnace and new appliances as needed Roofing -Minimum 30lb felt paper stapled to new OSB decking -Minimum 30 Year 3 Dimensional shingles to be installed -Ice and Water shield to be used as needed -Install all step flashing and pipe boots as needed to create water tight seal -Roofing ventilation via ridge ventilation (per drawing or manufacturer recommendations) Soffit, Facia, Gutters -All soffit and fascia framing to be covered in LP smart trim products (color TBD) -Brick band boards and rake boards to be covered in LP smart trim products (color TBD) -Gutters to be 6” seamless gutters in stock color black. Downspout locations and quantity TBD. Downspouts to discharge to composite splash blocks (underground drainage tile for downspout tie in by homeowner in future) Exterior Windows, Doors, and Garage Doors -Anderson 100 Series double hung windows, colored black exterior and black interior, with grilles between galss, low-e rated, and standard jambs. All window sizing and grille patterns are per plans. -Anderson 200 Series Exterior doors provided per plans. Doors to be black outside. Inside painted (color TBD) 4 Tuesday, February 26, 2019 -(If Garage Elected) Overhead door to be insulated steel skin on both sides (size per plan and style) factory pre-finished white. Liftmaster/or similar 1/2 HP chain drive opener. Exterior Finishes -All brick work color TBD. Sized to match existing. All brickwork painted per plan. (Color TBD). Standard grey mortar -All areas sided per plan receive LP Smartside product. (color TBD) -All penetrations through siding, brick, and block to be sealed and painted to match. Exterior Concrete Flatwork -All concrete flatwork on south side and new portions of parking area (per plan) to be broom finished and sealed. -(If Garage elected) Garage slab and apron to be broom finished and sealed. -Any additional areas not noted on plans can be added through the change order process as construction proceeds Insulation and Penetration Sealing -Exterior walls with a minimum R13 batts -Vaulted ceilings to receive netting and blown in cellulose insulation -Open attic areas to receive R38 blown in cellulose -Air channels above top plates -Foam around wall receptacles on exterior walls and window/doors. HVAC -Convert existing fully functional furnace from propane burners back to natural gas -Inspect and determine to what extend existing supply and return trunk lines can be extended into new master suite area -Amend supply and return locations based on new main floor layout (per plan) 5 Tuesday, February 26, 2019 -Venting of new bath fans and dryer vents included in scope Plumbing -Removal of all existing plumbing lines (drains, water, and gas/propane) -Furnish and install Pex/or similar fresh water supply lines and compatible fittings -Furnish and supply new Sch 40 PVC drain, waste and vent lines -Furnish and supply new 50 Gal Power Vent water heater -Installation of (2) 4 piece tub shower kits and (1) fiberglass reinforced shower base in master bath. -Installation of new gas lines for water heater, furnace, range, fireplace, and outside stub out. Electrical -(1) new 200 Amp service replacement with new breakers and panel in location TBD -Power to all mechanical equipment and kitchen appliances per manufacturers specs -Rough in for wiring, switches and outlets per existing layout and make changes to location by homeowner direction -Hardwired smoke detectors per code -(1) Gas line ground bond and (1) Water line ground bond -Outlet, Switch, Lighting layout per plan and homeowner direction -Supply wiring for Sewage Grinder Station -(If garage elected) Appropriately sized Subpanel and feeder to garage installed. Low volt wiring for garage door opener Fan and Light Fixtures -Any light fixtures other than recessed cans and flush mount fixtures noted on plans, to be selected and provided by homeowner 6 Tuesday, February 26, 2019 Drywall -All walls to be 1/2” drywall -All ceilings to be 1/2” drywall -All areas around tubs and showers to utilize moisture resistant drywall (green board) -All joints to be taped and skimmed. Sanded and ready for primer. -All walls and ceilings to be smooth finish (no texture) Painting -All paints to be Sherwin Williams, Porter, or equal -Ceilings to be painted in a flat white ceiling paint -All walls to be primed and finished in white tone, (2) coats (Color TBD) -All trim and doors, built-ins to be caulked, nail holes filled before final coat of paint (Color TBD) -Exterior painting design per plan (Colors TBD) Interior Doors, Stair Parts, and Trim -All interior doors are solid core in a flush finish (size and style per plans). Hinges and door hardware color TBD. -Window and door casing to be square 1x4 -Baseboard profile to be square 1x6 -All hard surface flooring areas to receive primed shoe moulding -Baseboard door bumps color TBD -Basement stairway treads to remain as is. Finish color TBD 7 Tuesday, February 26, 2019 Cabinets and Countertops for Kitchen and Baths -Kitchen, bath, laundry, and misc. Cabinets to be selected by Homeowner (colors/ styles TBD), with installation allowance -Kitchen, bath, laundry, and misc. tops to be hard surface laminate, granite or similar, (colors/styles TBD) with pricing and installation allowance Floor Coverings and Tile Showers -All main areas, hallways, baths, laundry, mudroom, and areas determined by homeowner to receive vinyl plank or similar flooring -All bedrooms to receive carpet -Master shower layout TBD but assumed will be ceramic tile surround Bath and Closet Specialties -The following to be selected by owner and purchased under scope of work by builder: mirrors, bath hardware -Closet shelving allowance provided for all closets (layout TBD) Appliances -To be chosen by Homeowner with Allowance provided by builder Landscaping -Grading of soil away from house to provide positive drainage -Shaping of yard with drainage swales to reduce water runoff towards yard or house -Lot will be seeded and have a layer of straw put down on disturbed areas. No irrigation is included in this scope.
