Six(6)paper information packets including the following: a. Line numbered copy of the Troy Estates PUD(Ordinance Z-645-19), b. Plan Commission Certification,and c. City Council Information Brochure. 2. One(1)"clean"paper copy of the ordinance to be used for signature,and 3. The perimeter will be panted as a wildlife habitat and the Open Space Plan will be updated as required under the UDO. 2. Path added around the pond to create an amenity. Site plan amended to show the location of the path. 3. Architecture (regarding the below items we will amend the commitments accordingly and provide staff a red line version: a. The commitments will require 50% of the homes to have masonry on the first floor of the front facade with other homes having masonry to window sill of lowest front window. b. The commitments will require masonry base wainscot side and rear on all homes. c. Require 2 windows per floor per facade. Lennar agrees to 2 windows per facade for ranch homes and 3 per elevation on each facade for 2-story based on the plans on file. If there is an elevation which does not include 3 windows on a two story 3 will not be required. See attached elevations. d. Regarding 6' deep porches. There are a total of 16 home plans proposed by Lennar. Home plans have between 3 and 5 different exterior facade options. All but one of the home plan provides at least on exterior facade option which has a minimum 6' front porch. Of the 59 unique elevations only 13 have a porch with less than 6' of depth. Lennar does not want to sacrifice streetscape diversity by eliminating 13 of the 59 unique elevation options when 15 of the 16 home plans provide options for the buyer who desires a 6' of larger porch. See attached examples of the porch sizes. e. Require sidewalk from porch to sidewalk at street. Lennar would prefer not to construct a sidewalk from the porch to the street as it would encourage on street parking and not provide a direct connection to the driveway. f. Where exterior chimney provided require full height masonry chimney. Lennar agrees to this standard. g. Request by staff to require front load garage (if provided)to be set back 5'from front of home. Side or courtyard are required and Lennar agrees to limit the maximum number of homes with a front load garage to a maximum of 5 with no required 5' offset for the home. 4. Playground equipment provided. See example and location in common area. 5. Please label sign materials. Updated sign exhibit attached. 6. Request to provide side and rear home elevations. See attached. 7. Provide example of front load garage since commitments allow. See item #3(g) above. 8. Provide list of sustainable site or building practices. Troy Estates Dear Carmel DOCS Staff: Enclosed please find the applications submission for a 36-lot subdivision to be named “Troy Estates” located generally at 4100 W. 141st Street to be rezoned from S1 Residential to S2 Residential. Enclosed, you will find: (i) ADLS Application; (ii) Development Plan Application; (iii) Rezone Application, (iv) Primary Plat Application; (v) TAC Application; and (vi) Development Standards Variance Application for the proposal. Lennar Homes of Indiana, Inc. is requesting the following variance: ZO Chapter 2.06: Minimum Front Yard Setback. A reduction in the Minimum Front Yard Setback from thirty-five (35’) feet to twenty-five (25’) feet.
