We are requesting 43 sf wall signs on the East and West elevations of the building. The signs consist of'A"thick, satin black, aluminum letters. The letters are externally illuminated by goose neck light fixtures. The West elevation sign meets sign regulations and has received a sign permit. VOCW 18.3,A. (5)limited to one sign per business on each building façade fronting a street. We are seeking a variance to allow for a 43 sf wall sign on the East elevation, which does not front a street. The requested sign is an identical match to the sign on the West elevation. Strict application of the ordinance presents several practical difficulties to the business. The East and West elevations,both serve a Front/Main entrances to the business. The East elevation entrance will receive the most customers because it faces the parking lot. The allowed 6 sf sign would simply not be readable or even noticeable enough to draw customers towards the entrance. The East elevation also has the best visibility from 131'Street to the North and the new Tae Kwon Do academy to the East. Again, the allowed 6 sf sign would not be readable from an acceptable distance. In order to achieve a 6 sf sign that reads, "WESTCLAY FINE WINE& SPIRITS"the letters were only 7 ' "tall. WestClay Fine Wine&Spirits has agreed to trade their larger sign allowance on the South elevation for the proposed East elevation sign. In the future they would opportunity to seek permits for the smaller signage that would traditionally be allowed on a non-street frontage. Specifically,WestClay Fine Wine&Spirits requests that they be allowed secondary signage on the South elevation as described in the VOWC Section 18.3 (B), (E), (F), (G) and(H)through standard permit application process. The sign identifies the name of the store "Westclay Fine Wine & Spirits". It will be fabricated with high quality materials and installed to meet industry and building code requirement. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The is a retail area of the Village of Westclay. Surrounding commercial buildings have multiple wall signs such as National Bank of Indpls, Chase Bank, CVS Pharmacy, and the new Tae Kwon Do. The proposed signs are very conservative in design & match architecture nicely. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: Even though the East elevation of this building does not have a traditional street frontage, it is the front/main entrance of the building. This elevation has significant visibility from 131st St and other surrounding businesses. Not having an East elevation sign would put this retail business at a significant disadvantage.
