Our two young children are at the age where they are starting to ride bicycles. With new homes and neighborhoods increasing in West Carmel, Main Street has become a very busy road. For the safety of our kids, we would like to put a fence and gate along the Northern edge of our property (running parallel to Main Street) to ensure our children's safety. The current height of fence allowed is 42-inches. As we reviewed fence and gate styles, we believe a 6-ft fence would provide the safety that we seek for our kids and provides the visual aesthetic we desire given our property layout and for being on such a prominent street. A 6-ft fence is not uncommon in our area and we are adhering placement of fence/gate to all required utility and road right-of-way requirements. Our property is 2.7 acres, falling just shy of the 3 acre minimum for a 6-ft fence. We appreciate your consideration and support in this manner. Andrew and Laurie Schneider Petitioners Docket No: 19040017 V STATEMENT OF VARIANCE REQUEST Petitioner would like to build a 6-ft tall fence to run along the northside of the property of 1631 W Main Street in Carmel to protect small children from the busy road. Property is slightly under the 3-acre requirement for this size of fence (property is currently at 2.7 acres) so a variance is requested. The fence in question is a decorative fence mixing aluminum, stone and an automatic gate for driveway access. Docket No: 19040017 V STATEMENT OF SUPPORT In support of this variance, please consider the following statements of support and reference materials: • The underlying need for a fence is for safety. We have two young children that are entering bike, scooter, etc riding years and Main Street has become increasingly busy with the addition of new neighborhoods and housing. A fence and gate are needed for safety of our kids. • The city limits on fencing height for a front yard is 42-inches-tall for properties under 3 acres. Our property is 2.7 acres—only slightly below this 3-acre minimum. We are seeking a 6-ft fence that will more properly fit the size and feel of the property. • Aesthetically, the fencing and column work will be visually appealing given the visibility to Main Street and increase the property value and curb appeal. • The placement of the fence and gate will not interfere with road-right-of-way or utility easements. o The road-right-of-way extends 45ft from the middle of Main Street south towards our property. The utility easement extends an additional 10ft into the property. o The planned fence location is 55ft from the middle of Main Street and outside of all right of ways/easements. o We have a survey scheduled to stake the easement to ensure column and fence placements are not installed within the 55ft requirement. o A fire hydrant is located on the property but planned fence placement is more than 3ft away from hydrant ensuring clear and unobstructed access. o 811 will be called 48 hours in advance before fence posts are drilled. o The gate and stone operater columns are an additional 10ft behind the fence line (65ft from middle of Main Street) to ensure fire, ambulance, delivery and other large vehicle access without obstruction of roadway traffic. o The gate will also be equipped with emergency entrance function in case of emergency.
