HomeMy WebLinkAboutProject Narrative 05-15-191 May 15, 2019 Attn: Plan Reviewer City of Carmel DOCS One Civic Square Carmel, IN 46032 Re.: New Office/Warehouse Building Lot 2, Block 7, Mayflower Park Mayflower Park Drive, Carmel, Indiana KWA Project No. 1903-016 PROJECT NARRATIVE Keeler-Webb Associates is acting as agent surveyor/engineer for Mr. Seth Alt with Alt Construction who is the General Contractor and Developer of the above project. This site was previously occupied by Mayflower Distribution Center, which was demolished in 1998. The property is owned by Performance Services Real Estate, LLC which also owns the adjoining Industrial building south of this site. The loop road and some utilities will be relocated and legally established by private Conditions, Covenants and Restrictions, including easements. The newly developed site will share some relocated utilities and the existing curb cut at the Southwest corner of the 5.800 Ac. site. The platted site has all utilities available on the site or in adjacent right-of-way and easements. We are proposing to redevelop the entire property and construct a new 1-Story Pre-Cast Office/Warehouse building containing 84,240 sq.ft. The building and site are designed for multiple speculative office/warehouse tenants which have the flexibility for office, distribution, manufacturing, and warehousing. Parking for tenants, employees, and customers will be provided in the spaces shown in the front and in the rear of the building. All delivery and over the road semi-tractor trailer trucks will access the loading spaces and docks on the East side. Storm water will be collected via gutters and downspouts, and sheet drain the truck court to storm sewer which outlets into the proposed wet detention pond BMP on the North side of the site. The front parking lot will sheet drain to the 3 BMP proposed rain gardens on the west side of the property. All stormwater will be discharged to the existing roadside ditch and storm sewer in the Mayflower Park Drive right-of-way. Construction is planned to begin immediately upon approval by all appropriate agencies with the intention of completing the building and site improvements by the Spring of 2020. The design of the facility will meet requirements set in local and state building codes and will not be a fire hazard to the public. 2 There is enough capacity of all the utilities available to this site. We do not anticipate off-site utility work or in Mayflower Park drive to connect the utilities servicing this site. This project also will not change the level of service on Mayflower Park Drive or the adjoining streets. This redevelopment project will enhance the tax base for the local schools and will not be a burden to the system. Additionally, this facility will provide office/warehouse and employment opportunities for the community.
