An , in the last few weeks, I have been able to coordinate further with the Planning Director and the Councilwoman for the district in which this site lies. In general,they are comfortable with the project coming through via a BZA Special Use petition; however,there are a few concerns that need to be addressed in more detail: 1. Scale/massing—is there a way to have the gym portion of the project be a phase 2?The concern is of the height and mass. 2. Evergreen trees along 146th St.—is there a way to preserve them, now?One suggestion is that you would commit to dedicating the road right of way to the County Highway Dept. if/when they ever needed it.That way, the trees can be maintained by you in the meantime,as you would own the land they exist on. Or, perhaps you can schedule a meeting with David Lucas with the County Highway Dept.to discuss the topic. 3. Traffic&traffic flow-there is concern of increased traffic, especially as it relates to the current state of Cherry Tree Rd., with being so narrow and residential.You may need to do a more in depth traffic study and or traffic operations report, too. And, in the last few weeks, I have been able to coordinate further with the Planning Director and the Councilwoman for the district in which this site lies. In general,they are comfortable with the project coming through via a BZA Special Use petition; however,there are a few concerns that need to be addressed in more detail: 1. Scale/massing—is there a way to have the gym portion of the project be a phase 2?The concern is of the height and mass. 2. Evergreen trees along 146th St.—is there a way to preserve them, now?One suggestion is that you would commit to dedicating the road right of way to the County Highway Dept. if/when they ever needed it.That way, the trees can be maintained by you in the meantime,as you would own the land they exist on. Or, perhaps you can schedule a meeting with David Lucas with the County Highway Dept.to discuss the topic. 3. Traffic&traffic flow-there is concern of increased traffic, especially as it relates to the current state of Cherry Tree Rd., with being so narrow and residential. You may need to do a more in depth traffic study and or traffic operations report, too. Also, if you can please email me a PDF of your concept site plans and building architecture,then I can forward that to Councilwoman Finkam, who has requested these items.Thanks! They currently operate a very successful school in the Geist area and want to expand to a location in Carmel. To this end, attached above is an aerial photo and tax card of a property located at the southeast intersection of Cheery Tree Road and 146th (14590 Cherry Tree Rd) that they are placing under contract. As you know, the site is zoned S-1 and the proposed use would fall under the Special Use category for kindergarten/preschool requiring BZA approval. We would like to meet with you to obtain your feedback (whether Staff could support the request and the issues we need to be aware of and would need to address to Staff's satisfaction) on the possibility of moving forward with this proposal before the BZA.
