Re: projects scheduled to be heard March 17, 1998
H. Public Hearings:
lh. Carpenter Better Homes and Gardens (14-98 D.PJADLS, 15-98 S.P.)
The petitioner seeks approval to construct a 10,600 square-foot office building and to plat 1 lot
on 5.7 acres.
The Department recommends approval pending resolution of the landscape plan. 122°1 Street
construction, and all other Technical Advisory Committee issues. (If the Plan Commission chooses to
vote on the project the night of the meeting it will require a suspension of the Rules of Procedure.)
2h. World Gym (19-98 D.PJ:A.DLS. 20-98 S.P.)
The petitioner seeks approval to construct a 19,000 square-foot fitness center and to plat I lot
on 3.26 acres.
The Department recommends approval pending resolution of the sidewalk pian, 122'6 Street
constriction_ and all other Technical Advisory Committee issues. (If the Plan Commission chooses to
vote on the project the night of the meeting it will require a suspension of the Rules of Procedure.)
3h. Woodhaven Lot 27 Replat(16-98 P.PJS.P.)
The petitioner seeks approval to replat one lot within the Woodhaven Subdivision by moving
the westernmost lot line.
The Department recouuiiends approval pending resolution of all Technical Advisory
Committee issues. (If the Plan Commission chooses to vote on the project the night of the meeting it
will require a suspension of the Rules of Procedure.)
4h. Village of WestClay (17-98 V 18-98 P.P.)
The petitioner seeks approval to rezone 680 acres f cm S-1/residence to a Planned Unit
Deveiopment Cesignanon and to plat 1113 lots. The approval of t e primary plat apoticaeon is

contingent upon the rezone being approved.
A number of issues still remain with the project including the project's compliance with the
Comprehensive Plan, specifically the Land Use and Thoroughfare Plan(126 Street extension), and the
traffic impact of the project on the surrounding roadway system and neighborhoods.
The Department recommends the project proceed to the committee of the whole on April 14th
for further review.
5h. Michigan Road—U.S.421 Overlay Zone(85-97 OA.)
Representative(s) of the Special Study Committee and the Department will be presenting the
proposed ordinance.

li.,2i. Residential Open Space Ordinance Amendments (9-98 O.A., 10-98 O.A.)
Representative(s) of the Residential Open Space Task Force and the Department will be
presenting an update to the ordinance.
31,4i. Parkwood Crossing, and Parkwood Crossing 5 (11-98 Z., 12-98 D.P.AmendJADLS)
The petitioner seeks approval to change a previous rezone commitment to allow the parking
garages an increase in maximum height from 2 stories to 3 stories. Also, the petitioner seeks approval
to construct the Parkwood 5 building, a 129,000 square-foot office building on 11 acres. *The second
item is a non-public hearing item.
The Department recommends approval contingent upon the curb cut issue on College Avenue
being resolved.
