A landscape plan similar to this would be acceptable on the property along 122rd St. and Hancock Drive. A continuous border of shrubs is also not necessary as in the Carpenter Reality design. A grouping of shrubs between every other tree is acceptable. Suggest attemate species to Gleditsia tricanthos (Honeylocust). Quercus rubra (Red oak), Ginkgo biloba(Ginkgo), or Fraxinus pennsylvanica `Cimmaron' (Cimmaron ash) are all acceptable substitutes. The next available Board of Works meeting date is April 15th. Simply send a letter to the Board of Public Works and Safety,%this office,requesting commercial curb cut approval for this project. Attach a reproducible 8''A"x 11"site plan of the project that includes the entrance off of Hancock Street. We must have this request prior to Friday,April 3rd due to agenda deadlines. • Before you may obtain a building permit,you must have the plat recorded. Thus,you should also request secondary plat approval from the Board of Works at the April 15th meeting. You may do this in the same letter. The same deadlines apply. The original mylar must be submitted to Mark Monroe, of our Department of Community Services,prior to the meeting so it may be reviewed and signed before submitting to the Board of Works. • An additional requirement for plat approval is the developer must have all required Performance Guarantees posted with this office prior to submission to the Board of Works for approval. The only Performance Guarantee requirement associated with this project is for sidewalks. It is my understanding the sidewalk on 122nd Street will be included as a part of the City of Cannel project for 122nd Street. However,the developer will be required to post a Performance Bond for 100%of the cost of labor and materials for the sidewalk in the Hancock Street right-of-way. A Certified Engineers Estimate for the cost of this sidewalk must be submitted to this office. The Performance Guarantee must be posted in the same amount as the Engineers Estimate. • We have not seen a final set of construction drawings. Please submit one current set for review. After we have reviewed the drawing,and assuming all comments from the T.A.C.review have been addressed on the drawing,we will require three(3)sets of certified drawings for approval. We keep one set,one set to our Inspector and one set is to be kept on site by the developer/contractor. • It appears there will be three separate Street Cut/Right-of-Way issues involved with this project. One is for work in the right-of-way of Hancock Street for the commercial curb cut. The second is for the sanitary sewer connection to the main. It appears this will be in the right-of-way of 122nd Street. The third may be for the water connection to the main. I don't see this on the drawing we have. I am guessing the main is on the other side of 122nd Street. If so,this will require a bore under 122nd Street. Open pavement cuts require separate Board of Works approval. The developer/contractor may either post three(3)separate Street Cut/Right-of-Way Permits and three(3)separate$2,000.00 Street Cut Bonds(license and Permit Type)or they may combine into one permit and one$6,000.00 bond. • The developer/contractor must have a sewer permit from Clay Regional Waste District prior to obtaining their building permit.
