R« World Gym Landscape Plan
The attached landscape plan is from Carpenter Reality,which is located to the East of World Gym. A
landscape plan similar to this would be acceptable on the property along 122rd St. and Hancock Drive.
A continuous border of shrubs is also not necessary as in the Carpenter Reality design. A grouping of
shrubs between every other tree is acceptable.
Suggest attemate species to Gleditsia tricanthos (Honeylocust). Quercus rubra (Red oak), Ginkgo
biloba(Ginkgo), or Fraxinus pennsylvanica `Cimmaron' (Cimmaron ash) are all acceptable substitutes.
It is not recommended to plant ornamental species along the street except at spaced intervals so that
they do not block the view of the building.

The technical review and commends are intended to evaluate the completeness of the erosion and sediment control
plan for the project. The erosion and sediment control plan submitted was not reviewed for the adequacy of the
engineering destgn. All practices included in the plan,as well as those recommended in the comments should be
evaluated as to their feasibility by a qualified individual with structural practices designed by a quid e41 engineer.
The plan has not been reviewed for local state or federal permits that may be required to proceed with this
project. Additional irtfarmation, including design calculations may be requested to further evaluate the erosion
sediment control plan
The erosion and sediment control plan has been reviewed and it has been determined that the plan:

Dear Mr.Ryan:
Following is a listing of requirements for the World Gym project:
• The project requires Board of Public Works and Safety approval for a commercial curb cut on
Hancock Street(for the drive entry). The next available Board of Works meeting date is April 15th.
Simply send a letter to the Board of Public Works and Safety,%this office,requesting commercial
curb cut approval for this project. Attach a reproducible 8''A"x 11"site plan of the project that
includes the entrance off of Hancock Street. We must have this request prior to Friday,April 3rd due to
agenda deadlines.
• Before you may obtain a building permit,you must have the plat recorded. Thus,you should also
request secondary plat approval from the Board of Works at the April 15th meeting. You may do this
in the same letter. The same deadlines apply. The original mylar must be submitted to Mark Monroe,
of our Department of Community Services,prior to the meeting so it may be reviewed and signed
before submitting to the Board of Works.
• An additional requirement for plat approval is the developer must have all required Performance
Guarantees posted with this office prior to submission to the Board of Works for approval. The only
Performance Guarantee requirement associated with this project is for sidewalks. It is my
understanding the sidewalk on 122nd Street will be included as a part of the City of Cannel project for
122nd Street. However,the developer will be required to post a Performance Bond for 100%of the
cost of labor and materials for the sidewalk in the Hancock Street right-of-way. A Certified Engineers
Estimate for the cost of this sidewalk must be submitted to this office. The Performance Guarantee
must be posted in the same amount as the Engineers Estimate.
• We have not seen a final set of construction drawings. Please submit one current set for review. After
we have reviewed the drawing,and assuming all comments from the T.A.C.review have been
addressed on the drawing,we will require three(3)sets of certified drawings for approval. We keep
one set,one set to our Inspector and one set is to be kept on site by the developer/contractor.
• It appears there will be three separate Street Cut/Right-of-Way issues involved with this project. One
is for work in the right-of-way of Hancock Street for the commercial curb cut. The second is for the
sanitary sewer connection to the main. It appears this will be in the right-of-way of 122nd Street. The
third may be for the water connection to the main. I don't see this on the drawing we have. I am
guessing the main is on the other side of 122nd Street. If so,this will require a bore under 122nd Street.
Open pavement cuts require separate Board of Works approval. The developer/contractor may either
post three(3)separate Street Cut/Right-of-Way Permits and three(3)separate$2,000.00 Street Cut
Bonds(license and Permit Type)or they may combine into one permit and one$6,000.00 bond.
• The developer/contractor must have a sewer permit from Clay Regional Waste District prior to
obtaining their building permit. Clay Regional will also require proof a Street Cut Permit has been
obtained before they will issue the permit.

Our concerns are primarily procedural . Commercial Curb Cut

The project does require approval from the County Surveyor' s
Office.

We do have an issue regarding the Variable Drainage Easement
associated with the lake at the Northeast corner of the plat. This
easement, on the last drawing submitted to this office, has been
reduced significantly from both the original drawing and the
platted easement. Has approval been given or requested for this
reduction?
PARKWOOD CROSSING
We have no issues with this project. Utilities are not ours, storm
drainage is Hamilton County Surveyor jurisdiction and the College
Avenue right-of-way is Hamilton County Highway jurisdiction.

Our office has reviewed the Secondary Plat, Development Plan and ADLS applications filed by
The Ryan Company for the World Gym project located at 820 East 122' Street. The following are
rr comments that need to be addressed and plans updated accordingly:

Vjhe application are complete as filed.
V A copy of the Subdivider Agreement form needs to be submitted. One is attached for
your use.
.7 Secondary Plat:
- • The date of submittal or latest revision needs to be included on the secondary plat.
• Phone numbers need to be included on the plat for LeBien and Northwestern Life
Insurance Company.
• An address for Le Bien also needs to appear on the Secondary Plat.
• The Source of Title needs to be included on the plat.
• The location, type, material and size of any monuments and markers need to be
indicated on the plat.
• The Board of Works' Certificate of Acceptance needs to appear on the plat.
') Construction Plans:
• • All new hydrants need to be approved by the Cannel Fire Department.
• The Registered Land Surveyor's signature, seal, and date need to be included on the
Construction Plans.
Developmgnt Plan/ADLS:
VThe parking requirement for a facility of this type is one space per 300 square feet of
floor area. The total required for this project would therefore be 64 spaces. The 206
proposed are excessive, and we would suggest landbanking several along the perimeter of
the/site.
e`he proposed curb cut location will need to be reviewed in detail.

signs must conform to the provisions of the Carmel/Clay Sign Ordinance.

copy of any correspondence from the committee members.

Re: World Gym Landscape Plan
The following are comments/suggestions in regards to the above project.
1. Recommend a buffer along the southern edge of the parking lot. DOCS Guidelines require a
bufferyard width of twenty feet between a Manufacturing or Light Industrial area and a arterial
road. This includes but is not limited to five deciduous canopy trees, seven deciduous
understory trees, and twenty-five shrubs per one hundred linear feet.
2. Above applies to the western edge of the parking lot.
3. DOCS guidelines also suggest:
■ A landscaped and maintained yard area shall be provided adjacent to the front of the
building which is equal to an area that runs the entire length of the front of the building and
the depth shall be a distance of not less than 25 percent of the height of the building.
• Front Landscaped Yard. A fifteen foot landscaped and maintained area, composed of
trees not less than 2"A"cal. In size shall be provided.
■ Side and Rear Landscaped Yards. A landscaped and maintained yard shall be provided,
including a solid visual buffer or screen of at least five feet in height, where required (see
attached).
