Illinois Street , KAR Auction Services is near the end of construction on their new global headquarters at 11299 N. Illinois Street. We are requesting 74.3 square feet of sign letters to be added to an existing retaining wall that is 11' tall on the South elevation of wall. UDO Section 5.39.H.3.b. limits ground signs to a 6' tall maximum height. UDO Sections 5.39.D3 and 5.39.K.5.b.1 require a 5' setback from the right of way. The proposed sign is 11' tall and projects 24.54' into the right of way. At the main entrance to the property, there is an existing wall structure that serves two purposes. It is a retaining wall for the retainage area to the South. It also serves as a protective railing for the sidewalk to the North. This wall was a part of the original construction plans and was approved and also received an encroachment license. We would like to multi-purpose this wall into a ground sign by adding lettering to the North and South elevations that read, "KAR Global". It would be a waste of resources to fabricate and install and additional structure to carry the KAR signage when there is already a perfectly good structure in place. The proposed signage is tasteful and complimentary to the architecture. The structure will be landscaped and illuminated in a manner that is pleasing to planning staff. Page 1 of 1 I `1011111110 . The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The variance is for sign letters that mount on an existing wall. The wall serves two purposes: retaining wall for retainage area protective railing for sidewalk. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: Again, this wall already exists. We are simply adding signage to the existing structure. The proposed sign lettering meets the allowable sign area. By multi-purposing the retaining wall, we are eliminating the need to add an additional ground sign structure. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: If we are not allowed multi-purpose the retaining wall, we will have to manufacture a new ground sign structure. This would require unneccesary additional financial and material resources.
