Ensuring the safety of our Tenants, visitors and the Building is our responsibility. By communicating what your
role will be in the Building and personal security, we hope to eliminate or reduce the risk of life threaten ing
situations.
This manual provides valuable information to ensure the maximum protection for Tenants. In the event of an
emergency, these procedures are completely understood and can be easily administered.
In the event of any emergency, the safe and rapid evacuation of the affected areas is the joint responsibility
of everyone (including Tenants.) It is imperative that each Tenant should become familiar with the
procedures described on the following pages. If there are any questions, contact STVentures at 317-286-2245
before an emergency arises.

A. Building Fire Safety Features
1. Construction
Our Building has been constructed of fire proof structural steel and concrete, in the event of a fire, approved
fire stop and fire safe products will impede the spread of fire and smoke; thus minimizing the effect a fire may
have on the Building’s structure. The stairwells are fireproofed, well insulated and offer maximum protection
from smoke and extreme temperatures providing a safe exit for Building occupants. In addition, there are
virtually no combustible or flammable components in stairwells.
2. Alarm System
The Buildings are equipped with combination smoke/heat detector and alarm systems.
3. Stairwells- of the building
Do not prop stairwell doors open as this may allow a fire or smoke to spread into the exit stairwells. Tenant
should become familiar with the location of all exit stairwells on their floor. Smoking is prohibited in the
stairwells as well as all common areas of the Buildings (refer to smoking policy for more information.)
4. Fire Extinguishers / Pull Stations
Pull stations are located in the common corridors on each floor of the Buildings. Only Tenants trained to
operate the Fire Extinguishers should attempt to extinguish a fire prior to exiting the premises.
5. Alarms
Whenever any device on a floor is activated (i.e. smoke/heat detector, pull station, sprinkler head, etc.) the
entire Building will go into alarm (alarmed floors.)
When any floor goes into alarm, the following will occur:
STVentures will notify the Indianapolis Fire Department immediately.
Evacuation alarms will sound on all alarmed floors notifying Tenants to evacuate immediately.
All electronic door locks will disengage and allow exit into the stairwells.
All elevators automatically recall to the 1st floor.
6. Evacuation
Once the evacuation alarm sounds, evacuation is necessary and all Tenants on alarmed floors are
asked to exit, utilizing the nearest stairwell. Proceed to the 1st floor and exit the Building. Reminder,
close the stairwell door completely once all evacuees have reached the floor!

Remain calm, quiet and standby for further instructions from the fire department or STVentures. DO
NOT remain in the stairwells, as the fire department will be using them. DO NOT remain in the lobby.
DO NOT attempt to use the elevators. Once outside, you should proceed to the building designated
safe area, parking lot on the South side of the property facing the Goodwill. By doing this, we also
provide unobstructed access for emergency personnel.
B. Tenant Emergency Responsibilities
1. Emergency Coordinators
Supervisor and Managers are the Emergency Coordinator for their team. Emergency Coordinators will be
responsible for developing and implementing the safety program with the help of STVentures. This program
includes:
Developing of evacuation plans. Familiarizing Tenants with the location of both exit stairwells.
Informing Tenants of who is responsible for the “Order to Evacuate”. Identifying designated Tenant
assembly area outside of the Buildings.
Training of Tenants to respond in emergency situations.
Practicing emergency procedures so that the individuals are familiar with their responsibilities.
STVentures is available to assist Emergency Coordinator in organizing training sessions for their designated
floor Tenants.
2. Emergency Coordinator’s Responsibilities
In the event of a fire, the Emergency Coordinator and other designated Tenants should initiate the following
emergency procedures:
Close all doors leading to the fire.
Immediately activate the alarm by pulling a pull station (located in the common corridors on each
floor.)
Call 911 and STVentures (317-286-2245) and report the fire’s exact location and what is burning.
STVentures will also notify the Fire Department and take any other necessary action.
The Emergency Coordinator should coordinate his/her activities with other floor Emergency
Coordinators on the fire floor.
The Emergency Coordinator will give the “Order to Evacuate” in accordance with the procedures
outlined in the next section. The Emergency Coordinator should notify STVentures immediately of this
action.
When members of the Fire or Police Departments arrive, they are in charge and all Tenants along with
STVentures must respond to any orders issued.
C. Tenant Evacuation Procedures
In order to ensure clear, unobstructed entry for the Fire Department into the Building and to the fire area, it is
extremely important that Tenants should evacuate in the precise manner and to the exact areas designated
by the STVentures, Emergency Coordinator or Fire Marshall. The following evacuation procedures should be
observed:
Before opening any door to the corridor, check the door and doorknob for heat. If it is warm, stay in
your office. DO NOT OPEN THE DOOR! Find another exit to the corridor.
If both the door and the doorknob are cool and you leave the office:
Check for smoke in the corridor.

If smoke is present, cover your mouth and nose with a handkerchief or cloth and stay low. Crawling is
recommended since clean air is closest to the floor.
Everyone should proceed quickly, but calmly to the nearest stairwell or exit. DO NOT RUN! Stairwells
are constructed with fire-resistant materials and provide a safe evacuation for Building occupants.
DO NOT PANIC! Panic is the most harmful and difficult element to control in an emergency. The
following steps will help to avoid panic in an emergency situation:
Understand and implement evacuation procedures.
Have confidence in the personnel who are responsible for making decisions in an emergency
situation.
Try and be calm – others will mimic your actions.
DO NOT ATTEMPT TO USE THE ELEVATORS! They will remain in the off position until the emergency is
over.
Check stairwells for smoke.
If the stairwell is full of smoke, exit through the opposite stairwell. Immediately after evacuation,
report any areas of smoke to the Fire Department or STVentures. If you cannot evacuate because of
smoke, retreat to the point farthest away from the area, call 911 and STVentures (317-286-2245.)
If the corridor and/or stairwells are not smoke filled, evacuate to the assembly area as designated by
STVentures, Emergency Coordinator or Fire Department.
Our designated assembly area is OUTSIDE of the Building in the parking lot on the South side of the
property facing the Goodwill. Once you have exited the Building, proceed across the parking lot,
leaving a path for the Fire Department.
3. The alternate Emergency Coordinator or other responsible person should walk the Suite to assist Tenants
and make sure everyone is aware of the evacuation order.
4. The last person leaving any enclosed office area should close the office door, without locking it. This will
help to confine any fire until the Fire Department arrives.
5. Form a single-file line at the stairwell exit door and proceed calmly and carefully down the staircase to the
appropriate assembly area. No one should open any door without first checking to see if it is hot. If the door
is hot, there may be a fire on the other side.
6. Keep conversation to a minimum. Stay in a single-file line on the right side of the staircase.
7. Once the evacuation has begun, no one should attempt to re-enter the evacuated area until it has been
declared safe by the Fire Department officials and STVentures.
8. If the fire is on your floor, assist the physically impaired person into the stairwell after all alarmed floors
have evacuated. Another designated individual should notify the Fire Department of the impaired person’s
location. If the fire is not on your floor, assist the physically impaired pers ons to a stairwell. Building or Fire
Department personnel will meet them in the area and assist their evacuation to the designated rendezvous
floor. The Emergency Coordinator should notify a member of the Fire Department or STVentures as to the
location of handicapped Tenants.
9. After exiting the alarmed floor/building, the Emergency Coordinator or alternate should take a head count
to determine if anyone from their office is missing. This information should be relayed to the Fire Department
or STVentures who is at the assembly area outside of the building.
10. If evacuation of an area is not possible because escape routes are blocked by fire or thick smoke, the
following procedures should be observed:

Move as far away from the fire as possible. Close all doors behind you as you go. Every closed door between
you and the fire provides a barrier against smoke.
If a phone is accessible, call the fire Department (911) and STVentures (317-286-2245) with your precise
location and the fire/smoke’s location, if possible.
Stuff clothing or other material around ventilation ducts and cracks in the doors to prevent smoke
filled air from penetrating the area.
Hang a cloth or other signal in the window to attract the attention of Firemen.
DO NOT BREAK THE BUILDING GLASS. Under certain conditions, an open window may draw smoke
into the area. If the glass has been broken, there will be no way to stop the smoke from entering the
room.
D. Emergency Coordinator Checklist
Have the Tenants in your safety zone been familiarized with all stairwells on your floor?
Have you identified your physically impaired Tenants?
Have you participated in a fire drill?
Have all of your questions regarding emergency procedures been answered?
Is each Tenant familiar with their assigned evacuation station?
Can you answer “yes” confidently to all of the above questions?
A. Emergency Coordinator on Fire Floor
Call the Fire Department (911)
Notify the STVentures of a fire emergency (317-286-2245).
Give the order to evacuate if such an order is necessary prior to the STVentures arrival.
B. STVentures Management Team
When fire notification is received, immediately notify the Fire Department, Answer telephones.
Assume emergency status positions immediately.
Team will provide direction and information.
Assemble at lobby level to greet Fire Department upon arrival.
C. Fire Department
Assumes control of all building operations upon arrival at the scene.

D. Smoke / Fire Emergency Procedures
If you see fire and/or smoke:
Put the floor into alarm by pulling the pull station (located in the common corridors on each floor.)
Close all doors leading to the fire.
Call the Fire Department (911). Report the fire’s exact location and any other available details.
Notify your designated Emergency Coordinator
Evacuation
o Follow the evacuation instructions precisely
o DO NOT use the elevators. Use stairwells only.
E. Fire Extinguisher Operation
How to operate (same for all types of fire extinguishers):
When you use a fire extinguisher, remember the word “PASS”.
Pull: Pull the pin. Some extinguishers require releasing a latch or pressing a puncture lever.
Aim: Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire.
Squeeze: Squeeze the handle. This releases the extinguishing agent.
Sweep: Sweep from side-to-side at the base of the fire until it appears to be out.
Watch the fire area in case fire breaks out again and repeat the use of the extinguisher if necessary.
Remember, only trained Tenants should operate the fire extinguisher.
F. Types of Fires
The two most common types of fires in office spaces and buildings are accidental fires caused by carelessness
or equipment malfunctions and incendiary or arson fires.
1. Class A – Fires of ordinary combustibles such as paper, wood, cloth, rubber, textiles and many plastics.
2. Class B – Fires of flammable liquids such as grease, oil, paint and gasoline.
3. Class C – Fires involving energized electrical equipment where there is a risk of shock. (When electrical
equipment is de-energized, extinguisher 1 for Class A fires may be used safely.)
Make sure all cigarettes and cigars are thoroughly distinguished before discarding into appropriate
containers. DO NOT leave lit cigarettes and cigars unattended.
Unplug electrical appliances like coffee pots or water heaters when not in use.
Arrange for proper use and storage of adhesives, cleaning fluids and other flammable liquids and,
where possible, substitute less flammable products.
Eliminate extension cords by providing more power outlets or relocating some electrical equipment.
The building recommends approved (UL, FM, etc.) power strips with an over current protection
device (fuse or circuit breaker.) The use of extension cords in place of permanent wiring is a violation
of the State Electrical Fire and Life Safety codes.
Make certain the power is shut off on all office equipment at the close of the business day (i.e. copy
machines, computers, etc.)
III. Fire Prevention Tips

DO NOT use portable fans or space heaters anywhere within the Buildings.
A. General Information
Most bomb threats are made by direct telephone calls to a particular company or the Police Department.
However, some threatening calls are made to third parties such as television studios and newspaper offices.
There are two reasons for a caller to report that a bomb is to go off at a particular location:
The caller knows that an explosive or incendiary device has been or will be placed in the Building and
wants to minimize personal injury. The caller may be the person who planted the device or someone
who is aware of such information.
The caller wants to create an atmosphere that spreads panic and disrupts normal business activity.
This could be the ultimate goal of the caller.
B. Suspicious Items
Letters that is unusually bulky or weighty.
Parcels or envelopes with chemical or oil stains.
Parcels or envelopes without a return address.
Parcels or envelopes with foreign postmarks.
Parcels or envelopes that simply do not look or feel ordinary.
C. DO NOT’S
DO NOT handle the item.
DO NOT attempt to open the parcel.
DO NOT place the parcel in water.
DO NOT remove any binding material.
DO NOT pull or cut any material that protrudes.
D. Bomb Threats Received by an Tenant
Should a bomb threat be received by an Tenant, use the following guidelines:
Follow the checklist on the final page of this section. Try to obtain as much information as possible. Be
prepared to relate this information to the Police when they arrive.
IV. Bomb Threat Information

You should immediately call the Fire Department (911) and then call STVentures (317-286-2245);
STVentures will call the Police for you. If possible, have a second individual call the STVentures while
the bomb threat is still in progress.
STVentures will give the “order to evacuate” if necessary.
Be alert for any unfamiliar people and/or objects to point out to the Police or STVentures upon their
arrival. DO NOT touch or handle any suspected object.
The Police will search the suspected areas. If any suspicious items or packages are identified, the
Police will then investigate the object.
E. Bomb Threats Received by the Management or STVentures
If a bomb threat is received by the Management or STVentures, these guidelines will be observed:
The Police Department will be notified immediately.
The Emergency Coordinator in the affected area will be informed of the situation. STVentures will give
the order to evacuate if necessary.
Tenants should be alert for any unfamiliar people or objects to point out to the Police or Building Staff
upon their arrival. DO NOT touch or handle any suspected object.
The Police will make a complete search of the suspected areas. It will be the responsibility of the
Emergency Coordinator to identify any suspicious items or packages which do not belong in the
space.
If a bomb threat is received against the Building (not a specific floor) all public access areas, beginning
with the most accessible, will be searched first, and then; if necessary, the Building will be evacuated.
F. Tenant Evacuation
STVentures will have the responsibility of deciding whether Tenant should be evacuated or not. If you are
ordered to evacuate, please follow these steps:
The Emergency Coordinator will be given the “order to evacuate”. This person will communicate the
order to STVentures.
Everyone should proceed quickly, but calmly, to the nearest stairway exit. DO NOT RUN!
The Emergency Coordinator or alternate should walk through the suite to assist Tenants and make
certain everyone is aware of the evacuation order.
Evacuation, depending upon the size/type of explosive device, is normal one floor below and two
floors above the bomb. Once the evacuation has begun, no one should attempt to re-enter the
evacuated area until it has been declared safe by the Police Department.
Upon arrival at the assembly area outside the building, everyone should remain there.

The Emergency Coordinator or alternate should proceed to take a head count to determine if anyone
from their office is missing. This information should be relayed to the STVentures who is at the
assembly area outside the Building.
A. General Information
Security plays an extremely important role in the overall smooth operation of the Buildings. Good security
protects the Buildings against carelessness, negligence, malicious mischief, theft, safety hazards, sabotage
and fire.
Access to the Buildings is available to Tenants and authorized Tenants 24 hours a day, 7 days a week via
access badge provided by STVentures. Building standard hours are from 8:00 a.m. to 6:00 p.m. Monday
through Friday and both East and west side doors will be open during business hours.
There may be special instances when Tenant need to perform work during Building non-standard hours. In
such instances, please provide notification to the STVentures Management Team and your Supervisor
indicating the approximate time you will arrive and depart. The inconvenience caused by these situations can
be minimized if the procedures above and on the following pages are observed.
B. Tenant Security Responsibilities
Remember that the best way to improve security is for each Tenant in the Buildings to take an active role just
as you would in the neighborhood where you live.
Make sure all doors to your offices are locked and secured at the close of each business day. This is
extremely important on the weekends.
Do not hesitate to report any suspicious or disorderly individuals to the STVentures (317-286-2245).
Solicitation is not permitted in the Buildings. Any individual who enters office for this purpose should
be reported to the STVentures Office.
Inform the STVentures of any building keys that are lost (i.e. keys to your suite, access fobs, mailbox
keys, etc.)
Keep Building entry fobs out of the hands of those who do not need them.
C. Theft
Should you suspect any offices break-in or items are missing, contact STVentures and inform your Supervisor.
In the interim, try to avoid disturbing anything in areas you believe were affected by an intruder.

Whenever an illness or injury occurs, you need to decide how serious it is and how soon to get medical care.
Please use the following suggestions as a guideline as to what type of medical care is best suited for a
particular situation.
A. Signs of an Emergency
How quickly do you need care? If a person could die or be permanently disabled, it is an emergency. Call 911 to
have the emergency team come to you right away if you cannot wait, such as for:
Choking
Stopped breathing
Head injury with passing out fainting or confusion
Injury to neck or spine, especially if there is loss of feeling or inability to move
Electric shock or lightning strike
Severe burn
Seizure that lasted 3 to 5 minutes
B. Health issues that warrant a visit to an Emergency Room or a call to 911
Trouble breathing
Passing out, fainting
Severe chest pain or pressure
Pain in the arm or jaw
Unusual or bad headache, especially if it started suddenly
Suddenly not able to speak, see, walk or move
Suddenly weak or drooping on one side of the body
Dizziness or weakness that does not go away
Inhaled smoke or poisonous fumes
Sudden confusion
Heavy bleeding
Possible broken bone, loss of movement, especially if the bone is pushing through the skin
Deep wound
Serious burn
Coughing or throwing up blood
Severe pain anywhere on the body
Severe allergic reaction with trouble breathing, swelling, hives
High fever with headache and stiff neck
High fever that doesn’t get better with medicine
Throwing up or loose stools that don’t stop
Poisoning or overdose of drugs or alcohol
Suicidal thoughts
Seizures

C. When to go to an Urgent Care Facility
When you have a problem, do not wait too long to get medical care. If your problem is not life threatening or
risking disability, but you are concerned and you cannot see your doctor soon enough, go to an urgent care
clinic.
The kinds of problems an urgent care clinic can deal with include:
Common illnesses, such as colds, the flu, earaches, sore throats, low-grade fevers and limited rashes
Minor injuries, such as sprains back pain, minor cuts and burns, minor broken bones or minor eye
injuries
D. If you are not sure what to do, and you don’t have one of the serious conditions previously listed,
call your doctor. If the office is not open, your phone call will be forwarded to someone. Describe your
symptoms to the doctor who answers your call, and find out what you should do.
If you have determined the problem to be a medical emergency, call the Fire department (911). Give them
your name, the nature of the problem, the location of the person requiring medical attention and instruct
them to proceed to the building’s front door.

A. The building is designed to minimize the risk of a general power failure resulting from causes
within the building. Typically a power failure will affect either an isolated area of the building or some larger
portion of the surrounding geographic area.
B. All suites and public areas are equipped with emergency powered exit signs as well as
designated emergency lighting. All emergency lights will remain lit in a general power failure. If an electrical
failure does occur, please observe the following guidelines:
Contact the STVentures (317-286-2245).
If you are instructed to evacuate, lock all areas.
Do not congregate in lobby areas or in the street.
If you are trapped in an elevator during a power failure, wait for assistance. Your elevator will cease
operation, but WILL NOT FALL. Do not force the doors open or try to escape through the roof hatch.
DO NOT PANIC. You can push the Alarm and Emergency call.

STVentures will attempt to advise you regarding the length and cause of the power failure as soon as
possible.
A. Types of Weather Conditions
In general, there are two types of unusual weather conditions that may occur during which extraordinary
precautions should be taken.
Severe Thunderstorm: The local weather service will issue advisories predicting areas of probability
for severe thunderstorm activity and the estimated duration of such activity.
Tornado Warning: By definition, a tornado warning is an alert by the National Weather Service
confirming a tornado sighting and location. The local weather service will announce the approximate
time of the detection and direction of movement. Wind will be 75mph or greater.
B. Basic Instructions for Storm Emergencies
1. If a damaging storm occurs:
Move away from the exterior of the building to an interior room without windows.
Report any damage or storm related leaks to the STVentures (317-286-2245).
2. If a tornado warning is issued:
Assemble at the stairwell corresponding to your safety zone or an interior portion of the floor not
exposed to windows.
Enter the stairwell.
Assist all physically impaired persons into the stairwell after your floor has evacuated.
Remain in the holding area until the “all-clear” is given by STVentures or the Emergency Coordinator.
Earthquakes are one of the nation’s most frightening natural phenomena. When an earthquake occurs the
ground will shake perceptibly for a relatively short time, perhaps only for a few seconds or for as long as a
minute in a great earthquake.
A. Precautions to Take During the Earthquake
Try and remain calm and to reassure others.

Watch for falling debris or tall furniture. Stay away from windows and heavy objects (i.e. refrigerators
and machinery) that may topple or slide across the floor.
Do not run for exits, since stairways may be broken and jammed with people. And, power for
elevators may fail to operate. Seek safety where you are at the time of the incident and then leave
calmly if evacuation is necessary.
Do not be surprised if the electricity goes out, if the elevator or fire alarms begin to ring or if the
sprinkler systems are activated. Expect to hear noise from breaking glass, cracks in the walls and
falling objects.
If you are outdoors, try to get into an open area away from buildings and power lines.
Do not be surprised if you feel more than one shock. After the first motion is felt, there may be a
temporary decrease in motion followed by another shock (this phenomenon is merely the arrival of a
different seismic wave from the same earthquake.) Aftershocks may occur several minutes, several
hours or even several days afterward. Aftershocks can sometimes cause damage or collapse to
structures that were already weakened by the main earthquake.
B. Precautions to Take After the Earthquake
When the shaking stops, there may be considerable damage and people may be injured. It is particularly
important that everyone remain calm and begin the task of taking care of one another. The first concern is for
those who are hurt and the next concern is to prevent fires. After that, damage can be assessed and remedial
measures begun.
Remain calm and take time to assess your situation.
Help anyone who is hurt, administer emergency first aid when necessary. Cover injured persons with
blankets to keep them warm. Seek medical help for those who need it.
Check for fires and fire hazards.
Check for damage to utilities and appliances. Shut them off.
Do not light matches or use open flames of any type. Do not turn on electrical switches or appliances
until you are certain there are no gas leaks.
Do not touch power lines, electric wiring or objects that are in contact with them.
Do not use the telephone except to call for help or to report serious emergencies (medical, fire or
criminal) or to perform essential service. Jammed telephone lines interfere with emergency services
and it is thoughtless to use the phone for personal reasons or to satisfy curiosity. When the
emergency is clearly over, contact relatives and friends so they know you are safe and where you are
located.
Clean up and warn others of any spilled materials that are dangerous such as chemicals, gasoline, etc.
Listen to the radio for information about the earthquake and disaster procedures.

Be prepared to experience aftershocks. They often do additional damage to buildings already
weakened by the main shock.
Use great caution when entering or moving about in a damaged building. Collapses can occur without
much warning and there may be danger from leaks, electrical wiring, broken glass, etc.
There are no rules which can eliminate all earthquake danger. Damage and injury can be greatly
reduced by following the simple rules contained in these procedures.
Our Building has been inspected and approved for inhabitance by the City of Carmel; as a result we intend to
comply with all Carmel city code.
Section 6-161 of the Carmel City Code states Smoking is prohibited in Work Places and in Public Places. Tenant
location(s) shall mean all enclosed areas under the control of public or private employers that Tenants
normally frequent during the course of their employment, including, but not limited to work areas, Tenant
lounges, restrooms, conference rooms, meeting rooms, classrooms, cafeterias, hallways, and vehicles.
Smoking is permitted only at designated smoking area that is located outside our building premises during
lunch and break periods only. Smokers should smoke outside the double glass doors located east on first
floor and facing Keystone. The designated smoking area must be maintained litter -free. It is the responsibility
of smokers to police the designated area. All materials used for smoking in designated smoking areas,
including cigarette butts and matches, will be extinguished and disposed of in the smoking pole. The entrance
doors west on first floor where Tenant, visitors, and clients enter shall be a prohibited area for smokers.
If any abuse of this policy is discovered, the policy will be discontinued immediately and will result in
discontinuance of any smoking on company premises.
Any Tenant violations of this policy will be handled through the standard disciplinary procedure.
Company work rules state “Smoking other than in specifically designed areas and during specified periods of
the day” will result in appropriate disciplinary action up to and including termination.
