1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The Juniper on Main Restaurant will enhance the Old Town area by adding significant
outdoor eating space. This restaurant will bring Southern Coastal Fare to Carmel.
And provide significant gathering space for visitors and residents to Carmel.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The restaurant will attract additional visitors to the Old Town area east
of Rangeline Road whice will enhance the viability of other Old Town
attractions and restaurants.
3 The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
The restaurant is allowed two signs; one on 1st Ave. NE and one on Main Street.
There is room in the 1st Ave. NE side yard for a hanging sign. There is NOT room in
the Main St. front yard for a sign. A projecting sign will work but requires a variance.
DECISION
IT IS THEREFORE the decisipn of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. A050O Xti V is granted, subject to any conditions stated in the minutes of this
