1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The property will remain as a single-family homesite containing one (1)
single-family home thereon.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The property will remain as a single-family homesite with one (1)
single-family home thereon.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
The two existing lots have existed under the same ownership for over a century and have
functioned as a single-family homesite for over a century, and without the requested variance,
the proposed new home that matches the size and value of the property would not be able to be built.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. 19050007 V is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The property will remain as a single-family homesite, and the location of the proposed new home will be located
in a similar location as the existing home. The proposed new home will maintain the same setback from 1st Avenue
as the existing home,and the proposed new home's size and design meets the intent of the Old Town Overlay District by being longer than it is wide.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The property will remain as a single-family homesite and the proposed new home will:
(i) enhance the streetscape; and (ii) infuse investment into the neighborhood.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
The two existing lots have existed under the same ownership and have functioned as a single-family
homesite for over a century, and without the requested variance, the size of a new home that
could be built would not adequately match the size and value of the property.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. 19050006V is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.
