Dear Mr. Thomas:
At the meeting held on Monday, June 24, 2019 the Carmel Board of Zoning Appeals took the following action
regarding the Development Standards Variance (V) requests filed by you for the property located at 241 1st Ave SE:
APPROVED: Docket Nos. 19050006 V & 19050007 Development Standards Variance approvals for:
1. Maximum 55-ft house width allowed; 64-ft granted.
2. Maximum 90-ft lot width allowed; 132-ft granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approvals are valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is June 24, 2022.
Please note that your next steps will be filing the Secondary Plat - Replat Application, as well as the Site Plan &
Design Review Application.
After those approvals are granted, please include a copy of this letter with any permit application.
