SCOPE OF WORK
Sunroom Remodel
We plan to turn the current covered deck on the northwest side of the house into living space. We will not change the footprint of the deck and we intend to use the current roof and
rafters as well as the deck joists as our main structure. We will prop the roof and remove the walls. We will reframe the walls for new windows and a new exterior door. We know that
the 2” x 8” treated floor joists run from a ledger board and cantilever two feet past a beam below the floor joists. Please see the joist diagram. We believe that the ledger board
has been anchored only to the brick and therefore will require three new 4”x4” treated posts to installed on concrete footings to support the ledger board. We will install new trim
and exterior siding to match the existing trim details and colors on the house. We will install drywall on the inside and wood carsiding on the vaulted interior ceiling. This room
will have its own PTAC electrical heating and cooling system. Please see the elevation drawings of the new sunroom.
I have included a drawing of the existing covered screened deck and a current photo of the deck. I also have included a floorplan of the basement and the new “sunroom” walls that will
replace the screened deck walls.
Basement Remodel
We will be removing an existing wall in the basement and adding a few new walls in the basement to create a bedroom and walk-in closet. We will also be installing a new basement window
that meets basement egress standards with a window well next to the sunroom. That will include cutting the concrete wall in the basement and installing a header under the floor
band joist for the egress window. We will be installing a treated 6” x6” timber window well outside that window.
In addition to the bedroom work we will be remodeling the basement bathroom which will include removing the existing tub / shower fiberglass enclosure and installing a new fiberglass
4 piece shower enclosure in its place. We will also be adding a small kitchenette area backing up to the bathroom. Please see the drawing for details. Thank you, Brian Hill.
