HomeMy WebLinkAboutPacket for HO 07-22-19 Statement in Support of Patrick Charles Variance Docket Number. 190600012 V Hearing Date-July 22, 2019 at 5:30 p.m. Introduction-We are requesting a variance to be able to utilize more of the Charles yard so we are able to fit the pool. What We Are Asking For- Carmel currently requires a max of 35%lot coverage allowance, and we are requesting a 44% for the lot coverage. A. Drainage Will Be Improved -This project has been designed to substantially to reduce the runoff of water onto the lot and improve overall drainage. Post project most of the surface runoff will be directed to the back of the lot. In addition, and as part of this project, the homeowner will be redirecting his downspouts so that the roof water will be directed to the front of his house and into the storm sewer system. Finally, it should be noticed that the pool deck will be made of pavers which, unlike concrete, will permit a reasonable amount of absorption into the ground below. B. Professional Installation-The homeowner has employed solid professionals for this project. Perma Pools is the pool contractor and has a long history in Carmel. The remainder of the project is being constructed by Fritchys Lawn,a contractor located in Indianapolis who also has a long successful history in Carmel. C. Lack of Noise from Equipment- Negates downside of allowing equipment closer to the property line. The gas heater and variable speed pump are very quiet,if you look in the supporting documents it says "mastertemp heaters are also designed for super-quiet operation to help keep your pool experience tranquil."The Pentair variable speed pump says in their document"easy on your ears and you will be amazed at the quiet."A variable speed pump is significantly more expensive than a standard pump, but it has a quiet sound. D. Safety-All construction will be per code and to special requirements of Carmel. An automatic pool cover per code will be installed to minimize the risks of a pool. 7/10/2019 75 Nappanee Dr-Google Maps Go gle Maps 75 Nappanee Dr eq.,v,, ,\ WDODfrEL I 'i sa:' , ill 4 , .a 6a E t 1 , 4._ w i R + N v3spa a , 4e:m,a U tn...a Ee c we,. g r -fi v.ncem p $ CrM MafgW© I i r r I e+,aa r- c...,.<;nnsC,ai9 P 04 y 1 , T C w ' .,...a .,._.a c....a • cw,. 1 . a Nae+.K..card. ♦a` F THE VILLAGE Carmel CamelCimp.d OF WEST CLAY. eW'o ... a` r Circle ( !_ • a „le 440 x l ^t ,vip ,I.Me;<.Q Ctry MWE:e Shoal 9 . ,...310.E m C3ml,19 FIxmea l+mcn st c:ri.a w4 -. o Nam Ceeat WI Club, E --ate a 3PDeeeD .
