Dear Carmel DOCS Staff:
Enclosed please find the applications submission for a two (2) additional Development Standards Variance requests
for the 36-lot subdivision to be named “Troy Estates” located generally at 4100 W. 141st Street to be rezoned from
S1 Residential to S2 Residential. Enclosed, you will find the Development Standards Variance Application and
supporting documents for the proposal.
Lennar Homes of Indiana, Inc. is requesting the following variances:
1. ZO Chapter 2.06 – The Minimum Lot Width of one hundred (100’) feet, proposing a Minimum Lot
Width of ninety (90’) feet; and
2. ZO Chapter 2.06 – The Minimum Side Yard Setback of ten (10’) feet for single family dwellings and
twenty (20’) feet for all other uses, proposing a Minimum Side Yard Setback of five (5’) feet for single
family dwellings and ten (10’) for all other uses.
These two (2) additional variance requests will accompany the one (1) previously filed variance request:
1. ZO Chapter 2.06 – The Minimum Front Yard Setback of thirty-five (35’) feet, proposing a Minimum
Front Yard Setback of twenty-five (25’) feet.
This matter is requesting to go before the Combo Committee process.
