Rangeline Road #200 Carmel, IN 46032 Re: BZA Docket Nos. 19040010-11 V: 761 1st Ave NW - Bain Residence Dear Mr. Huffman: At the meeting held Tuesday, May 28, 2019, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standard Variances (V) filed by you for the property located at 761 1st Ave NW: APPROVED: Docket Nos. 19040010 V & 19040011 V, Development Standards Variance approvals for: 1. Dwelling height greater than 7’ taller than nearest Character Building - 23’ allowed, 28.2’ granted. 2. Max. 45% lot coverage allowed, 46.8% granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is May 28, 2022. Please include a copy of this letter with any permit application.
