BZA Staff Recommendations
4g. Docket No. SU-57-91 a Special Use Application for R.L. Mercer Construction and their
client Richard O. Lundeen owner of property located at 9950 Ditch Road, Carmel.
Staff Comments:
-The parcel in question is 10.274 acres, and the proposed pond is a minimum of 55 feet
from any property or proposed right-of-way line.
Staff Recommendation:
-Approval, contingent upon the following condition(s):
-County drainage Board approval.
-Dedication of a 40 foot half right-of-way the entire length of the property in
question in accordance with the current Comprehensive Plan of Clay Township.
-A commitment, in recordable form, from the property owner to install a sidewalk
the entire length of the property in question when a sidewalk plan is developed.
-Addressing all TAC comments and concerns.
5g. Docket No. SU-58-91 a Special Use Application for Jack Reynolds and his property located
at 11102 Towne Road, Carmel.
Staff Comments:
-The parcel in question is 3.9 acres.
-The plans on file need clarification, with regard to the proximity of the pond location and
the property to the south of the subject parcel (conflict between the pond contours and
plan notes).
Staff Recommendation:
-Tabling or Approval, contingent upon the following condition(s):
-Submission of revised plans incorporating the above comments and a satisfactory
review or sign-off by TAC.
-Dedication of a 60 foot half right-of-way the entire length of the property in
question in accordance with the current Comprehensive Plan of Clay Township.
-A commitment, in recordable form, from the property owner to install a sidewalk
the entire length of the property in question when a sidewalk plan is developed.
-Addressing all TAC comments and concerns.
6g. Docket No. SU-59-91 a Special Use Application for Herman D. and Judith R.
Sierzputowski and Mary B. Smith and their property located in the 900 block, on the west
side of North Range Line Road,just north of the Smith Funeral Home, Carmel.
THE PETITIONERS ARE REQUESTING THAT THIS ITEM BE TABLED UNTIL THE
OCTOBER 28, 1991 BOARD OF ZONING APPEALS MEETING.
