DEPARTMENT REPORT
JULY 22, 2019
(V) Morris Garage.
The applicant seeks the following development standards variance approval:
3. Docket No. 19060020 V UDO Section 5.02.B.3 Ground floor area less than 24’x 30’
allowed, 34’ x 30’ detached garage proposed. The site is located at 147 Chadwick Ct. It is Lot 147
in The Woodlands subdivision and is zoned S2/Residence. Filed by Grant Morris, owner.
General Info & Analysis:
The Petitioner seeks approval to construct a detached garage that is 34’ x 30’ in area (1,020 sq. ft.). The zoning
ordinance requires that detached garages be a maximum of 24’ x 30’ (720 sq. ft.). The new garage will house
personal and business vehicles/accessories. Please see the Petitioner’s informational packet for more detail
on the variance request.
There is an existing two-car side load garage attached to the house. The proposed detached garage will be
placed near the rear of the site, and will still be located at least 3-ft off the utility easement that runs along the
rear/east property line. The proposed colors and materials will complement the existing house. No existing trees
will be removed during the building process. Also, additional pavement will be added to the existing driveway,
to extend the driveway back to the new garage, but the overall site will not exceed the maximum 35% lot cover
requirement. All building setbacks will be met. Also, the building height will not exceed 18-ft. (Building height
is measured from the ground level, up to a point that is halfway up between the ridge and eaves for a gable
roof.)
UDO Section 5.02.B.3 states the following for Maximum Ground Floor Area for an accessory structure:
a. The combined square footage of the Ground Floor Area of a Private Garage and/or Accessory
Building shall not exceed 75% of the Ground Floor Area of the Principal Building.
b. A detached garage, which is the only Accessory Building on the lot, may equal the maximum
dimensions of 24’ x 30’ provided that the Ground Floor Area of the garage is less than or equal to the Ground
Floor Area of the Principal Building.
The 1st floor ground floor area of the house is around 1,542 sq. ft. (75% of that equals 1,156.5 sq. ft.) The
square footage of the existing attached garage is 552 sq. ft. The proposed square footage of the detached garage
is 1,020 sq. ft. The proposed total square footage of accessory building/use space will be over the 75% limit by
415.5 sq. ft. However, all other standards can be met for setbacks, height, lot coverage, etc.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports th is
variance request.
