I, the undersigned, hereby certify that the within plat is true and correct and represents a part of the _
Southwest Quarter of Section 24, Township 18 North, Range 3, East Hamilton County, Indiana, described
as follows, to wit: Beginning at the Southeast corner of the Southwest Quarter of the said Section 24;
running thence North on the East line of the Southwest Quarter of the said Section 24, a distance of
546.90 feet to a point in the center of United States Road Number 31; thence Southwesterly along
the center of said United States Road Number 31, a distance of 897.40 feet to a point on the South line
of the said Southwest Quarter Section; thence East on and along the South line of the said Southwest
Quarter Section a distance of 694.80 feet to the point of beginning. Containing 4.46 acres, more or
less.
This subdivision consists of 10 lots, numbered from I to 10, both inclusive.
Size of lots and width of streets are shown on this plat in figures denoting feet and decimal parts
thereof. _

The undersigned Anna L. Hays and Troy D. Hays, her husband, owners of the foregoing described real
estate, hereby certify that they have laid off, platted. and subdivided said real estate in accordance :.
with the within plat .
This subdivision shall be known and designated as Hays' Addition, an Addition to Hamilton. County,
Indiana
The streets shown and not here-to-fore dedicated are hereby dedicated to the public.
There are strips of ground 5 feet in width as sho-•n on tl*. i'.^t which are hereby reserved for i
use of public Utilities for installation and maintenance of poles , mains, lines, wires, ducts, drains, and sewers,
subject at all times to the authority of the proper civil officers and to the easements herein reserved.
T?o permanent or other structure shell be erected or maintained on said strips, but such owners shall take
their titles subject to the rights of such public utilities and to the rights of the owners of ether
lots in this subdivision, for ingress and egress in, along, across and through the several strips so
reserved.
All lots in this subdivision shall be used for residential purposes only.
?o house having a around floor area of less than 900 square feet of the main part of the structure j
exclusive of ore-story oven porches and garages, shall be erected or maintained on any lot in this sub,
division.
Septic tanks for sanitary sewage disposal and deep wells for water supply may be used in this sub-
division, providing the location and 'construction of said tanks and wells meet with the approval of the
Public Authorities. No other method of sewage disposal shall be installed or employed on any lot in tiis
subdivision.
No:trailer, tent, shack, garage, barn or any other accessory building erected or maintained on any; lot
in this subdivision shall be used for residential purposes.
No noxious of offensive practice, trade or activity shall be carried on upon any lot herein nor
shall anything be done herein which is or shall become an annoyance or nuisance to the neighborhood
at large. N
Building lines are hereby established as shown on this plat in feet back from the street property
lines, between which lines and the street property lines there shall be erected or maintained no
structure of any kind or part thereof except a one-story open porch.
All the foregoing covenants and restrictions shall be considered real covenants and shall bird
each lot in whomsoevers hands it may come and shall run with the land and shall remain in full force :i
and effect until May 1st. 1978.
The rights to enforce the foregoing provisions, covenants and restrictions by due process of
law is hereby dedicated to the public and reserved to the owners of lots in this subdivision, their
heirs and assigns.
