Client Commitments
Remodeling
Client agrees and commits to the following: #1. Client has
read the estimate carefully before agreeing/approving the
estimate. The estimate sets forth the scope and cost of
repairs and duties of all parties. #2. The client will provides
access to the property via lock box during the hours of 8AM
to 6PM, Monday through Friday. Extended access by
agreement. #3. The client has a shared responsibility with
Fairchild PS to protect their personal property. The client
will remove personal property from the targeted project
area, the contiguous walls, and the directed area of egress
to the project area. #3. Client understand property
preservation measures will remain in place for the duration
of the project. #4. Client will provide one bay of the garage
for the staging of materials, equipment, and tooling. #5.
Client will provide driveway space for the placement of
debris trailer and/or dumpster for the duration of the
project. #6. Client will provide timely feedback with their
concerns.

Permit Compliance Municipality and County requirements vary regarding

affirm the quality and safety of work provided. Permits are
charged at the cost charged Fairchild Property Services.
Additional fees will be charged as outlined for costs
associated with Permit Compliance and are budgeted as
outlined below. Agency: Carmel Permit Fees/Budget: $388
(Structure, 2 Inspection, Certificate of Occupancy) Permit
Process: Carmel specifically, Code Compliance Permit
Inspections in general, are NOT limited to the scope of the
contracted project. The Inspection process may and will
likely go beyond the scope of the directed project.
Specifically, in Carmel and with this property will be hard
wired and compatible smoke detectors, as well as
insulation in the attic. Any findings outside of our contract
scope will have to be addressed before Carmel will issue a
Certificate of Occupancy. FPS is NOT responsible for the
scope of materials and labor related to any work outside of
our contracted project scope. Any work or workmanship
identified as lacking or inadequate performed by FPS will be
correct at no cost to the client.
Remodel Phase
Approval
Client Approval & Acceptance: In effort to deliver on client's
expectations and to avoid miscommunication and potential
delays, we require three documented meetings with the
client (on-site) and approval from client that each phase of
the remodeling process has been completed to the plan
and their satisfaction. Phase I: Post DEMO On-site meeting
with client to inspect conditions and address any
unforeseen issues (such as biological growth, code
infractions, rot/deterioration,insulation issues, etc.). If such
issues exist, client will be provided with an estimate to
correct those issues and approval of the same. Phase II:
Post "Rough-In" Plumbing and Electrical (& repair of any
unforeseen conditions, if exist). Plan Specifications will be
validated: placement of supply side plumbing, electrical
switches, lighting, receptacles, etc., as well as any HVAC
changes. Any changes after Phase II will require a change
order with additional labor and materials as appropriate.
Phase III: Initial Completion/"Punch List" Upon completion of
project we will meet to inspect and identify any items
requiring further attention with documented list and
deadline for completion of the same.

UNFORESEEN CONDITIONS CLAUSE: Estimates are based upon a visual inspection. Issues may be discovered once work begins
that alter the scope AND cost of repairs. In such instances, the client will be advised of the conditions and new material and labor
costs provided. We reserve the right to decline repairs outside of the original estimate/scope. All efforts will be made to complete
work on the agreed upon date(s). However, weather and material availability may affect deadlines.
ESTIMATE APPROVAL: PLEASE READ THE ESTIMATE CAREFULLY!
Your signature or on-line approval/acceptance affirms the above prices, specifications, and conditions are satisfactory and are
hereby accepted. Your acceptance authorizes Fairchild Property Services to do the work as specified and payment will be made as

PAYMENT IS DUE UPON COMPLETION OF WORK.
Please make payment upon completion of work, unless other arrangements have been agreed upon at the time of acceptance of
our estimate. Invoices not Paid in Full within 10 days from the date of the invoice will be charged 3% interest per month until paid in
full.
As a courtesy to our clients, we accept most major credit cards for payment. Credit Card transactions are subject to a 3.5% fee.
This is the fee FPS is charged by our service provider.
