1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The front setback variance being requested applies only to a home with a side-loaded garage.
This variance will not create a situation where a vehicle cannot be parked in a driveway without
blocking the public sidewalk.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The architectural integrity of each house will be preserved. Since the public view of the portion of
the house closest to the street will be of the side wall of the garage which will have the same
architecture as the dwelling, the value of adjacent properties will not be affected.
3. The strict application of the terms of the Unified Development to the property will result in practical
difficulties in the use of the property because:
Home buyers in this community are wanting larger homes on smaller lots. By approving this
variance, larger homes with higher price points can be placed on each lot which will enhance the
neighborhood and allow for quicker sales and quicker build out of the community.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
