Hollibaugh, Director L E T T E R of G R A N T July 23, 2019 Paul Shoopman Home Building Group, Inc. 11731 Cold Creek Court Zionsville, IN 46077 Re: BZA Docket No. 19060022 V: Water Front of West Clay & Sanctuary at 116th Street, Front Setbacks Dear Mr. Shoopman: At the meeting held on Monday, July 22, 2019 the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the 80 properties located near/at 11865 West Road: APPROVED: Docket No. 19060022 V, Development Standards Variance approvals for Minimum 40-ft front yard setbacks required in S1 (Minimum front yard for dwelling with attached, side-loading garage is 15’ and garage must be set back a minimum of 25’ required in S1/ROSO III); 20’ garage setbacks granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is July 22, 2022. Please include a copy of this letter with any permit application.
