HomeMy WebLinkAboutKitchen Specs GN 16nl EARWOOD KITCHEN RENOVATION DETAILED SPECIFICATIONS ADMINISTRATION • Lifestyle to prepare material quantity and delivery schedules • Prepare labor sequence schedules • Provide on-site project supervision to maintain quality control and scheduling JOB SITE PREPARATION • Client will ensure any items interfering with construction activity are moved prior to project commencement • All furniture, fixtures and decorations of value will need to be removed from the project area, the backside of common walls, and all access points • A dumpster will be on site for a large part of the project. Client may not use the dumpster for personal items until the project has ended and Lifestyle has given permission for use. If additional dumpsters are required, cost will be added as a change order. DEMOLITION & MOVEMENT OF EXISTING STRUCTURES • Remove existing cabinetry, countertops, fixtures, and appliances in the kitchen • Remove the current half wall between the kitchen and living room per plans • Remove wall to the extent possible between the kitchen and the dining room, leaving only a 36" wing wall on the dining room side for the necessary heat runs to remain in place • Remove the bulkheads in the kitchen • Remove the closet in the kitchen • Remove existing flooring in the kitchen, laundry, half bath, garage hall, dining room, entry and living room • PLEASE NOTE that the flooring in the front bar room off the entry way will remain unaffected • Remove the countertops in the laundry room and prepare for new countertops • Remove vanity cabinet, countertops and sink faucet in the powder bathroom • Remove the door to the wine room in preparation for the installation of a new slab with glass and stained glass overlay ROUGH FRAMING • Existing framing to remain in place throughout the kitchen, however, TLG will modify framing as necessary to remove wall between the kitchen and dining room using No. z SPF stud plates and headers to modify walls per plans, as well as creating nailing locations for drywall as necessary ELECTRICAL • Install outlets to code per plans • Ensure installation of GFI outlet at the sink area per code • Upgrade the panel per client request; add loo amp service • Existing switch locations will be modified as walls are removed and the ultimate placement of those switches being moved will be dictated by where the wires are coming from and our ability to move them to the best location possible • Install LED recessed can lights throughout the kitchen per plans - to be operated by dimmer switches • z cans over the cooktop • 1 in front of ovens • t over the sink • t in front of refrigerator • 1 to the left of the kitchen sink • 1 in the corner off the angle corner wall cabinet • Install (3) pendants over the island on a dimmer switch - client to provide fixtures and TLG to install • Install (4) under -cabinet lights throughout the kitchen -to be operated by 1 switch • Client to purchase a light for the dining room and TLG will install that light in the current location • Client to purchase a light for the vanity and TLG will install that light in the current location • Ensure proper electrical connections for all appliances per plans • PLEASE NOTE the client has provided model numbers of all appliances, which will be confirmed prior to ordering cabinets V
