Neighborhood Existing Land Use Map 7 Sherman Drive Carmel Plan Commission Docket Nos. 18090012 Z & 18090013 DP/ADLS AZR Haver LLC SUMMARY OF PROJECT Seven Sherman Drive is located at the southeast corner of Sherman Drive and West Main Street. The parcel contains a single story, single family dwelling. AZR Haver LLC is proposing to replace the existing single dwelling with four attached dwellings. The proposed building is oriented parallel to West Main Street. Three of the dwellings will face Main Street and carry West Main Street address numbers, while the fourth (western-most) dwelling will face and be addressed from Sherman Drive. As designed, the redevelopment of the site will retain the existing mature trees near the south parcel line, and the site will include supplemental landscaping in accordance with the Unified Development Code. Please see the Landscape Plan under Tab 5. Storm water detention will be constructed beneath the permeable-pavement driveway. Collected storm water will then be directed to the street-side ditch along the south side of Main Street. Please see the Site Plan under Tab 3 for details. Mid-century modern architecture is proposed for the new construction in order to reflect existing homes on the north side of Main Street. None of the dwellings will exceed two stories in height. Each dwelling will include an enclosed two-car garage, and the four dwellings will share four to five on-site guest parking spaces planned along the south edge of the driveway.
