(the "Association') to urge that the rezoning requested in Docket No. 19050017 Z be denied The membership of the Association consists of nineteen single-family homeowners and our neighborhood is located roughly 1,000 feet north of the proposed Monon Crossing development referenced above. Previously, the Commission has received letters from Ed & Peggy Sweeney, Patrick Rondeau and Mike Nickels expressing specific concerns related to the Monon Crossing rezoning request. Each of these letters contains numerous arguments explaining why the request should be denied. I will not repeat the thoughtful and detailed reasoning for denial as presented in those letters with this exception. The most compelling reasons to deny the rezoning are that (i) both the density and appearance of the proposed "townhome" development are dramatically inconsistent with the single-family homes which surround the development site and (ii) the increased traffic on Rohrer Road will be detrimental to the area. The Association's members are extremely concerned that the proposed development consisting of 10 large buildings containing a total of 64 three-story townhomes will result in the devaluation of single-family homes in the area. The Board of Directors agrees with the objections raised in the letters noted above and, on behalf of the members of the Association, requests that the rezoning be denied.
