All building construction work, mechanical and electrical installations, and equipment connections required as part of this project shall comply with the State building Rules and Regulations, local Ordinances and any other statutory Provisions pertaining to this class type of work, any such rules and regulations shall be considered as port of the Specifications and Drawings. 2. Prior to construction, the contractor shall contact all Utility Companies and obtain the locations of all utility lines in the construction area. The Contractor shall be solely responsible for protecting all utilities encountered during the construction. 3. The Contractor shall coordinate the exact locations of all utilities and coordinate requirements required by all utilities concerning locations of meters, underground Ilnces, etc. to assure all utilities may be available for this project. 4. All permits must be obtained from Local authorities as required. 5. All drywall shall be 5/5" Type "X" one -hour fire rated: Taped, 5packled, Sanded and Ready for Painting. 6. Interior wall finishes shall be In accordance with Chap l B.C. Smoke -Developed Index for interior finish material shall be as per A5TM E84 tested values. 1. Exit doors shall have no inside key lock in accordance with I.B.G. b. All dimensions must be verified In the Field. 9. Each Subcontractor shall do his own cutting and patching as required for his portion of the work. 10, Handicapped toilet rooms to be provided. Provide grab bars as per A.D.A. requirements and 5-0" diameter clearance In each specified toilet room. 11. All kitchen equipment to be supplled by owner and are not part of contract. Contractor to provide rough -In only, for Items furnished by owner. Verify exact location and requirements with owner prior to installation. 12. Painting - All surfaces shall be prepared for new paint or for repainting. - Kitchen area and all Rest Rooms shall be painted with first a primer and top coated with alkyd-seml, gloss enamel. - Drywall: First coat primer, and two (2) top coats of Latex Egg Shell enamel. - Wood: First coat primer, top coated with Latex trim. - Metal: First coat zinc chromate primer, top coated with Metolastic enamel, or enamel. 13. All plumbing work must be Installed by licensed plumbing contractor, as required by State and Local authorities. 14. All electrical work must be Installed bq licensed electrical contractor, as required by State and Local authorEtD5. 15. Controctor(e) final agreement with owner shall be based on sealed drawings 2"1 , otherwise, contractors) will be responsible for any deviations. 16. G.G. shall bid to supply and install 4" butt insulation In restraom and kitchen walls.
