1 Scope of Work
The following is a summary of the project / scope of work. Each is documented in more detail in their
own section.
We plan to remodel our kitchen area by doing the following:
• Remove kitchen bulkhead and move plumbing to a new bulkhead hidden in the hallway closet
• Remove existing non load bearing wall between kitchen and den area
• Remove non load bearing pantry walls
• Add new recessed lighting and outlets as well as move and rewire existing
2 Bulkhead Removal / Plumbing
To remove the bulkhead will require relocating some existing plumbing. No new drain fixture units to be
added.

Plumbing to be moved is located in this part of
the bulkhead sitting over the doorway/fridge.

Toilet drain lines from the upstairs master bathroom (towards front of house) and guest bathroom (rear
of house) meet inside this bulkhead and join with the main drain in the wall behind the refrigerator.

These drain lines will be relocated into a new bulkhead hidden inside the hallway closet.
2.1 Structural Considerations
The floor joists are standard 2x8’s. To relocate the plumbing will require notching the joists. A structural
analysis was completed by a professional engineer. See S100.0 – Framing Support Analysis which details
an approved plan for notching the joists and adding the required additional support.
3 Wall Removals
See S101.0 – Existing Layout and S102.0 – New Layout which shows the before and after of the area
being modified.
3.1 Kitchen/Den
Remove non-load bearing wall between kitchen and den. This has been approved by a structural
engineer, see S100.0 – Framing Support Analysis.
New bulkhead to be constructed inside the top
left part of this closet and plumbing relocated
there. The main drain runs down the wall here
already.
Blue line represents the drain line that currently
runs above this hallway and over the doorway
and drops down into the bulkhead pictured
previously.

3.2 Pantry
The walls that make up the pantry pictured below will be removed. The bulkhead does not extend into
the pantry, the area above is empty.

4 Electrical
See GN101.0 for an overview of the scope of work.
E101.0 and E101.1 show the existing electrical circuits (before remodel).
E102.0 and E102.1 show the new/modified electrical circuits.
E100.0 contains a legend for the symbols used in all electrical drawings.
5 New Kitchen Overview
Figure 5-1 shows a conceptual drawing of the new kitchen layout.

Summary of remodeled kitchen:
• South kitchen wall removed
• Bulkhead removed and plumbing relocated to hallway closet
• The cabinet layout will retain the existing L shape
• New cabinets will be added where the pantry existed before as well as a small countertop space
o GFCI outlets will be added to support this new countertop
o Microwave to be relocated here as well
• Range moved to West kitchen wall
• Dishwasher moved to other side of the sink
• New recessed / pendant lighting
