The applicant seeks the following variance approval related to a proposed additional garage: 1. Docket No. 19070004 V UDO Section 2.04 Max. 35% lot cover allowed, 37% requested. The site is located at 10905 Crooked Stick Ln. (Spring Run Estates subdivision, Lot 5). It is zoned S1/ Residence. Filed by Tom Lazzara of Custom Living, Inc. on behalf of Peter and Didi Ariens, owners. General Info & Analysis: The Petitioner seeks approval to add a detached 3-car garage with breezeway to the site, in addition to expanding the driveway area. The upper are will have a finished personal workout loft space. Landscaping is also proposed. The garage materials and design will complement the existing house. This addition will cause the lot’s impervious surfaces total to exceed the allowed maximum of 35%, to become 37%. This is a variance of 2%. Please see the Petitioner’s informational packet for more detail on the variance request. The Engineering Dept. issued a few review comments, and the Petitioner should work with that Dept. to get all comments and concerns addressed as they go through the building permits process. The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this variance request, with the condition listed below in the Recommendation. Recommendation: The Dept. of Community Services recommends positive consideration of Docket No. 19070004 V with the condition of the Petitioner addressing all Engineering Dept. requirements before the building permit is issued.
