(V) McRoberts Residence, Fence Height.
The applicant seeks the following development standards variance approval:
2. Docket No. 19070007 V UDO Section 5.09.C Max. 6’ tall fence allowed, 8’ requested.
The site is located at 14350 Oak Ridge Rd. (Village of Mt. Carmel subdivision, Lot 134). It is zoned S2/
Residence. Filed by Rick Lawrence of Nelson and Frankenberger on behalf of Bruce Lyon of Custom
Cast Stone Inc. and on behalf of Jennifer McRoberts, owner.
General Info & Analysis:
The Petitioner seeks approval for a 36-ft long portion of a white vinyl privacy fence in the rear yard, along the
side property line, to be 8-ft tall instead of the maximum allowed 6-ft tall. The rest will be 6-ft tall. Please see
the Petitioner’s informational packet for more detail on the variance request.
The Petitioner states that the neighbor of the adjoining property built a new home and a raised patio deck, thus
the 8-ft fence is needed to achieve privacy on the subject property’s side.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this
variance request.
