DEPARTMENT REPORT
AUGUST 26, 2019
(V) Parkwood Crossing East, Building 6, Signage.
The applicant seeks the following development standards variance approval:
3. Docket No. 19070009 V UDO Section 5.39.I.2.b Wall sign facing west, not toward a street
right of way, requested. The site is located at 600 E. 96th Street. It is zoned MC/Meridian Corridor.

General Info & Analysis:
The building in question is permitted two signs per street frontage; however, UDO Article 5.39(I)(5)(h)(ii) of
prohibits asymmetrical signage on building façades. Because the ONI sign is in the middle of the eastern
elevation, no other signage is permitted on that east facade. There are also already two wall signs on the north
facade. So, the Petitioner seeks variance approval, to instead erect a wall sign that faces west, not towards a
public street, where it will still get some visibility from I-465. The building/site has street frontage on College
Ave. to the east and on I-465 to the north. Please see the Petitioner’s informational packet for more detail
on the variance request.
Below are sign package criteria for Parkwood Crossing Building 6:
• Internally illuminated
• Flush mounted channel letters
• Day-night Plexiglas (CAS/Acrylic) letter faces (logo excluded)
• Black returns and trim caps
A backer panel will be required with the proposed sign. It will be similar to the backer panel that the ONI sign
has, on the east building façade, and the height of that backer panel is 60 inches tall.
Planning Staff is supportive of a variance request for a wall sign to be placed on the west or on the south
building facade. The Petitioner addressed all planning/zoning review comments, and the Planning Dept.
supports this variance request.
