The Star did not publish our notice until August 8, 2019 making us 2 days short of the required 20 day notice
requirement. I will ask the Board to suspend their rules to allow the hearing to proceed this evening. If you disagree, I

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
A 24 feet by 30 feet garage is permitted, however, due to the Applicants
trailer length, an additional 4 feet of depth is required. The new garage will house Applicants
2 trailers presently parked on his driveway. Storing the trailers inside will add to the general welfare of the neighborhood.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The garage located at the rear of Applicants lot (1/2 acre)will meet required setbacks
and similar to other accessory buildings in and around the area.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
The property is Applicants place to store his trailers for his meat smoking business.
If the Variance is not granted, Applicant will be forced out of business.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. 19070010 V is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.
Adopted this 016 day of August , 2019 .
