INITIAL LIST OF COMMITMENTS
• Maximum of two stories not to exceed 30 feet in height.
• Minimum setback from south property line of"X"feet[Exact footage TBDJ
• Use best management practices to protect three existing large trees along the south property line
during construction and installation of supplemental landscaping.
• If any of the three existing large trees along the south property line dies,then the dead tree(s)will
be replaced by two trees(size and species of replacement trees to be determined in consultation
with the Cannel City Urban Forester).
• Brick base along the rear façade where the garages are located.
• No project/development sign.
• Maximum height for accessory buildings, if any: 18 feet(same as the(R2)Residential zoning
classification).
• Six-foot fence along the south property line if required by the Plan Commission or Common
Council.
• For sale units.
• Limited to the following UR permitted uses:
o Residential dwelling,multifamily(maximum of 4 Dwelling Units)
o Residential dwelling, single family attached(maximum of 4 Dwelling Units)
o Home occupation(as defined and regulated by the UDO)
o Private swimming pool(as defined by the UDO)
o Outdoor dining(customary to single family use)
o Private surface parking area(as depicted on the approved site plan)
